Position Summary
The Component Inspector is responsible for inspecting the interior and exterior of facilities, including mechanical components of heating, air conditioning, and ventilating equipment, as well as plumbing systems. This role involves documenting all inventory data collected through inspections and facility turnovers in a computerized maintenance management system (Maintenance Connection and GFEBS). The Component Inspector also prepares and maintains records of inspections, including presentations and briefings when required.
Essential Duties & Job Functions :
- Under limited supervision, inspects and documents the physical condition and functional performance of facilities (interior, exterior), utilities, equipment, and maintenance and repair (M&R) needs. Includes capturing equipment data such as serial numbers, model numbers, motor RPM, pump flow data, etc.
- Identifies replacement timeline for major components
- Develops and maintains inspection checklists
- Records field observations on checklists and enters into a computerized database
- Integrates Installation Status Report Checklists with newly developed component checklists
- Develops Component and Facilities Inspection schedules
- Analyzes data to convey maintenance needs for improvement in preventive maintenance programs
- Identifies equipment and component replacement requirements
- Monitors maintenance, repair and construction activities to adjust Component Inspection Frequencies and Checklists
- Attends facility turn over meetings to verify and sign for all facility maintenance documents
- Conducts Predictive Maintenance Task
- Responsible for conforming to all safe work practices and procedures
