Susanna Wesley Health Center -
1. Ensures that residents are treated with dignity, kindness and respect; maintains residents’ privacy and confidentiality and adheres to resident’s bill of rights at all times.
2. Plans, organizes, implements, evaluates and supervises the day-to-day Maintenance and Security Department functions in accordance with current rules, regulations and guidelines that govern the facility.
3. Coordinates maintenance services and activities with other related departments.
4. Ensures that services performed by outside contractors are performed in accordance with contracts and work orders.
5. Develops standardized methods in which maintenance tasks will be performed.
6. Supervises safety, fire protection and prevention programs by inspecting work areas and equipment periodically.
7. Ensures that all maintenance personnel follow job descriptions and all company policies and procedures at all times.
8. Intervenes regarding absenteeism, complaints, grievances and disciplinary action as needed.
9. Participates in performing employee performance evaluation.
10. Determines, monitors and schedules departmental staffing requirements necessary in relation to facility needs.
11. Monitors and evaluates problem areas in the department and conducts meetings as necessary to improve quality of service.
12. Delegates administrative authority, responsibility and accountability to personnel as necessary.
13. Makes rounds periodically to monitor maintenance personnel and facility conditions to maintain the highest quality standards at all times.
14. Submits accident reports to the workers compensation coordinator within twenty-four hours.
15. Completes forms, reports, studies, etc. as needed
16. Ensures that personnel, residents and visitors follow established policies and procedures at all times.
17. Monitors residents and family grievances and maintains a report of corrective action for review by administrator.
18. Ensures that a clean, orderly, sanitary and safe environment for residents is maintained at all times.
19. Makes recommendations regarding the equipment needs of the maintenance department, ensures that equipment is available, working properly and implements procedures to ensure that authorized personnel operate equipment in a safe manner.
20. Participates in the planning of the maintenance budget.
21. Develops, monitors and ensures adequate and cost-effective inventory control procedures and makes periodic inspections of storage rooms, work rooms, supplies and equipment to ensure that adequate levels and regular upkeep is maintained.
22. Develops, implements, evaluates and maintains
- Infection Control, Universal Precautions, and waste disposal policies and procedures and ensures that proper techniques are followed by all personnel.
23. Participates in developing and establishing CQI, maintenance programs, safety programs and company policies and procedures that will enhance resident’s environment and safety and participates in executing those policies.
24. Develops and maintains a preventative maintenance program.
25. Develops, implements and participates in new employee orientation programs and ensures that new employees complete all required training prior to reporting for work assignments.
26. Develops, conducts and participates in ongoing education and training and encourages staff involvement.
27. Participates in all required meetings and assists in preparing and implementing reports, agendas and programs.
28. Develops and implements plans of action to correct deficiencies.
