What are the responsibilities and job description for the Portfolio Property Manager position at Swift Properties?
Swift Properties is a fast-growing real estate investment company located in Des Moines, IA. We manage over nearly 600 residential rental homes in the Greater Des Moines Metro area, many of which we own as well, and are continuing to add to our portfolio of multi-family and single-family rental homes monthly. We are currently seeking an absolute ROCKSTAR Property Manager that will be excited to join our constantly moving company & team!
Schedule/Details
- Monday - Thursday, 8 hour days between with flexibility in start/end times between 7a-5p and short 5 hour days on Fridays!
- On-call as needed (busy leasing time for application approvals remotely, assist maintenance team with major issues if needed) along with email/texting responses outside of business hours (remotely) to maintain high occupancy and excellent customer service
- This is a full-time, permanent, salaried position. Several benefits offered. Pay will be negotiated according to experience and includes possible future bonus opportunities!
Roles and Responsibilities:
- Maintain a minimum occupancy level of 96% for your portfolio
- Representing our Company to all with kindness and extraordinary customer service
- Work with maintenance team to ensure turnovers and maintenance requests happen in a timely fashion
- Assist in managing some property marketing via several sources
- Build and maintain relationships with 3rd party vendors as needed
- Make great, independent decisions and determining positive outcomes for repairs and damages, court situations, etc.
- Responsible for managing the curb appeal of our properties
- Execute leases and lease renewals and document storage with nothing less than 100% accuracy
- Build resident retention and increase positive resident communication
- Ensure real-time data accuracy in our PM software daily
- Issuing lease violations, rent collection attempts, and executing legal action as needed (including representing our company at court)
- Meet budget guidelines where applicable and be able to explain any variances
- Assist with internal unit inspections, City inspections, etc.
- Property management is a non-stop job where each day is ever-changing. There will be several other duties as needed and assigned by your Supervisor
Qualifications:
- Must have previous property management or leasing experience (2 years minimum)
- Ability to multi-task well and make Swift decisions.
- Must be incredibly comfortable with a smart phone (Android powered), computer, and technology in general. Being someone who catches on quickly to new apps/software and other business tools (we REALLY like to use technology to help our residents and make our workday easier!) is a must.
- Constantly learn, be aware of, and comply with all Local, State, and Federal Regulations
- Ability to meet agreed-upon deadlines and communicate issues that may arise while assisting with their solutions
- Attention to detail and excellent book-keeping accuracy is an absolute must
- Reliable transportation and valid driver’s license with the ability to be easily insured (company vehicle provided for work-day use)
- The physical demands described here are representative of those that must be met by an employee to successfully perform the essential functions of this job. While performing the duties of this job, the employee is regularly required to talk and hear. Specific vision abilities required by this job include close vision, distance vision, color vision, peripheral vision, depth perception and ability to adjust focus. Physical ability to lift up to 40 lbs. and go up/down several flights of steps daily
