Under the direction of the Vice President of Development for Midwest Affordable, this role requires the use of independent judgment and problem-solving techniques and requires considerable knowledge of affordable housing and the Indiana Low-Income Housing Tax Credit Qualified Allocation Plan, as well as knowledge of various housing program regulations and procedures. This position requires a highly organized self-starter that takes initiative to problem solve and manage multiple tasks with competing deadlines. The Director of Development should exercise sound judgment and discretion along with the ability to communicate effectively with co-workers, developers, businesses, residents, and other community members.

The person in this role will also need to have:
- Knowledge and understanding of the fundamentals of Real Estate and Multifamily Affordable Housing
- Ability to operate with minimal oversight with a mindset that takes full ownership of their role and responsibilities while collaborating with the rest of the team
- Work in a fast-paced time pressured work environment while managing conflicting priorities.
- Great time management skills.
- Demonstrated experience successfully working in a team-based environment.

- Evaluate development opportunities, perform development feasibility studies, including taking photographs, creating written project documents for tax credit and other funding applications, analyzing proformas and sites for potential development opportunities.
- Analyze funding and development legislation, regulations, policies, and market, environments to determine applicability to projects and compatibility with other programs.
- Facilitate community and public agency support and approvals of master plan changes, including zoning, permitting, and financing requirements.
- Responsible for successful coordination, completion, and submittal of all Requests for Proposals (“RFP”). This will include: (i) coordinate with the team members and review submission for accuracy and completeness, (ii) prepare RFP template, (iii) write, edit, and revise all documents as needed, and (iv) deliver to appropriate agency
- Performs a variety of administrative duties including disseminating Requests for Proposals or Qualifications, assisting in performing procurement tasks, and other duties as assigned.
- Assists in procurement solicitation, evaluation, negotiation, and contract preparation.
- Perform site inspections and due diligence, evaluating and highlighting opportunities and risks.
- Assist in the preparation of materials for meetings and presentations to owners, partners, public officials and other decision makers.
- Assist with the preparation of tax credit applications and funding applications.
- Support the President, EVP of Development, VP of Development on special projects when needed.
