Job Description : Commercial Construction Estimator
Position Overview :
We are seeking a detail-oriented and experienced Commercial Construction Estimator with experience in design-build projects to join our dynamic team. The Estimator will play a critical role in preparing accurate cost estimates for a wide range of commercial construction projects, with a focus on integrating design and construction processes. This role requires strong analytical skills, industry knowledge, and the ability to collaborate with project managers, architects, engineers, and subcontractors to ensure successful project planning and execution.
Key Responsibilities :
1. Estimate Preparation :
Analyze project plans, specifications, and related documents to develop accurate cost estimates.
Collaborate closely with the design team to align budgetary goals with project concepts during the design phase.
Prepare detailed quantity take-offs and pricing for labor, materials, equipment, and subcontractor services.
Identify potential project risks and develop strategies to mitigate them.
2. Project Coordination :
Obtain and evaluate bids from subcontractors and suppliers to ensure competitive pricing.
Assist in developing project budgets, schedules, and phasing plans to meet client expectations.
Ensure accurate cost modeling throughout the design-build process, accounting for design iterations and changes.
3. Cost Analysis :
Review historical data and industry benchmarks to ensure accurate cost modeling.
Analyze market conditions, labor costs, and material pricing trends to provide updated estimates.
Continuously monitor and update cost databases for accuracy and relevance.
4. Reporting and Documentation :
Prepare and present cost reports and bid packages to stakeholders and clients.
Maintain detailed records of estimates and project documentation.
Provide post-project analysis to improve future estimating practices.
5. Client and Stakeholder Engagement :
Communicate effectively with clients to understand project scope and expectations.
Address client inquiries and provide clarification on cost estimates and project details.
Build and maintain strong relationships with subcontractors, suppliers, and design team members.
Qualifications :
Minimum of 5 years of experience in commercial construction estimating.
Proficiency in estimating software (e.g., Bluebeam, ProEst, PlanSwift, or similar tools).
Strong understanding of construction methods and materials.
Ability to read and interpret blueprints, plans, and technical drawings.
Excellent analytical, mathematical, and problem-solving skills.
Strong communication and negotiation skills.
Detail-oriented with the ability to manage multiple projects and deadlines.
Preferred Qualifications :
2 years of experience with design build commercial projects.
Experience in pre-construction estimating, value engineering, and conceptual estimating.
A degree or certification in Construction Management, Engineering, or a related field.
Familiarity with LEED certification and sustainable construction practices.
