Requirements:
- Education: Bachelor’s degree in Construction Management, Engineering, or a related field; OR 5 to 10 years of equivalent experience in commercial construction estimating.
- Knowledge: In-depth understanding of construction principles and processes, including negotiated bids, hard bids, and GMP (Guaranteed Maximum Price) processes.
- Estimating Expertise: Ability to analyze and synthesize cost data from multiple sources into accurate conceptual estimates.
- Technical Skills:
- Ability to read and interpret construction drawings and specifications.
- Working knowledge of estimating tools and technologies, including BIM (Building Information Modeling) software.
- Experience with quantity take-offs, pricing, and scoping complex trade packages and self-perform work.
- Attention to Detail: Precision in performing quantity take-offs and compiling estimates is essential.
- Analytical Skills: Strong math skills and critical thinking to evaluate project details and ensure accuracy in cost assessments.
- Interpersonal Skills: Ability to communicate and collaborate effectively with subcontractors, suppliers, and internal teams.
- Work Ethic: Demonstrates a strong commitment to the company’s core values and takes a value-added approach to all estimating tasks.
- Industry Knowledge: Familiarity with current market conditions and trends in the construction industry is highly desirable.
Responsibilities:
- Estimating Process:
- Manage all phases of the estimating process, from reviewing plans and specifications to soliciting and negotiating prices from subcontractors and suppliers.
- Perform detailed quantity take-offs, develop logical assumptions during conceptual estimating, and document all assumptions for internal and client reference.
- Compile and present final estimates to owners, ensuring thorough and accurate documentation for future project planning.
- Provide pricing assistance for change orders during field operations as needed.
- Subcontractor Management:
- Lead the coordination of bid-related information with subcontractors, ensuring the preparation of scope of work exhibits and evaluating bids for accuracy and competitiveness.
- Participate in the analysis and evaluation of bids to identify cost-saving opportunities.
- Industry Engagement:
- Build and maintain a historical cost database reflecting market trends and subcontractor feedback.
- Cultivate strong relationships with subcontractors and suppliers to enhance competitive advantage.
- Represent the company at industry events, staying current with advancements in estimating technology and trends.
