Title : Entitlements Manager
Immediate Supervisor : Senior Vice President

General Summary : The Entitlements Manager will oversee the entitlements process for real estate development projects, ensuring all necessary permits and approvals are obtained in compliance with local, state, and federal regulations. The successful candidate will have a strong background in real estate development, land use planning, and regulatory compliance. They will work closely with project teams, government agencies, and community stakeholders to navigate the complex entitlements process and support the successful execution of development projects.
Essential Job Functions :
Manage the entitlements process for real estate development projects, including securing comprehensive plan amendments, zoning and site plan approvals, assist in securing site development and building permits, and other activities associated with the entitlement process.Develop and maintain relationships with local government officials, regulatory agencies, and community stakeholders.Manage and administer impact fee credit accounts balances and assignments with internal stakeholders and local jurisdictions to ensure timely monetizationConduct due diligence and feasibility studies to assess potential project sites and identify entitlement requirements.Prepare and submit entitlement applications, including amendments to the comprehensive plan, rezonings, site plans, environmental impact reports, and other necessary documentation.Coordinate with project teams, including architects, civil engineers, transportation / mobility engineers, and other consultants, to ensure all entitlement requirements are met.Monitor and track the status of entitlement applications and provide regular updates to the Senior Vice PresidentMonitor and manage the approved development program and provide consistent and timely reporting of the remaining development capacity of all projects.Participate in public meetings, hearings, and community outreach efforts to advocate for project approvals and address community concerns.Ensure compliance with all local, state, and federal regulations, including zoning ordinances, environmental regulations, and land use laws.Identify and mitigate potential risks and challenges related to the entitlements process.Other duties as assignedRequirements
Essential Qualifications :
Bachelor's degree in Urban Planning, Real Estate Development, Public Administration, or a related field.Minimum of 5 years of experience in entitlements, land use planning, or real estate development.Strong understanding of the entitlements process and regulatory requirements in Florida.Excellent communication, negotiation, and interpersonal skills.Ability to manage multiple projects and deadlines simultaneously.Detail-oriented with strong analytical and problem-solving abilities.Proficiency in project management software and Microsoft Office Suite.Familiarity with environmental regulations and sustainable development practices.Preferred Qualifications :
Master's degree in a related field.Professional certifications (e.g., AICP, LEED).Experience with large-scale, mixed-use development projects.Essential Physical Requirements :
