POSITION OVERVIEW
The Maintenance technician is responsible for completing all assigned work orders, make ready’s, and general property maintenance, in accordance with Tenant First's quality standards.
Essential Duties and Responsibilities
- Knowledge and performance of handy man duties to include: Drywall patching/repair, taping and texture, knock down, painting, caulking, grouting, nailing, adjusting, assembling, measuring.
- Able to use hand saws, coping saws, skill saws, miter saws in an effective and safe manner.
- Ability to measure using measuring tools (read tape measure).
- Able to hammer nails using nail guns and hammer, to include framing nail gun and trim nail gun, in a safe and effective manner.
- Can perform light trim and framing carpentry duties.
- Able to adjust interior and exterior doors as well as replace and install new pre-hung doors.
- Can perform the mounting of trim out fixtures such as door knobs, TP holders, drawer handles, etc.
- Adjust cabinet doors and drawers.
- Understands the issues of water intrusion, mold, and mold remediation.
- Communicates clearly with the tenants to schedule work orders.
- Documents all contact with tenants, and establishes a record of such a documentation within property management software.
- Coordinate make ready/turnover work around move out and move in schedules.
- Perform all make ready/turnover work, with the exception of repairs requiring licensed technicians (HVAC, major plumbing, major electrical, etc.)
- Coordinate specialty work with trade contractors when necessary.
- Follow up on any trade contractor work to ensure proper completion within the designated time frame.
- Perform routine property inspections to ensure proper maintenance. Address any issues that are found.
- Frequently inspect and maintain any vacant properties.
- Be courteous and present a professional appearance when interacting with the tenants.
- Uses effective human relations skills, shows empathy, communicates effectively, resolves conflict quickly, and provides effective leadership.
- Ensure correct expectations are being established at each contact with the tenant.
- Respond to all work orders within the required time frame.
- Identifies and documents all recurring maintenance items and follows up with Property Manager to ensure proactive steps can be taken on future homes.
- Ensure all trade contractors perform work at an agreed upon price before commencing work.
- Ensures safety rules are being followed prior to commencement of work.
- Maintain current and appropriate knowledge of national and local codes.
- Maintain appropriate structural knowledge.
- Maintains current knowledge of Leading Realty Group specific maintenance policies and procedures.
- Completes all established paperwork, reports, and files in accordance with the division format and time frames.
- Demonstrates effective time management
- Responsible for company vehicle appearance and organization.
- Responsible for keeping and ordering inventory of materials on vehicle and warehouse.
- Provides input/feedback to improve products, scopes of work, quality, quantities, cost reductions, and system efficiency improvements.
- The Maintenance Technician is expected to be available, at a minimum, on Monday through Friday from 8am to 5pm, as well as on call emergency maintenance on a rotating schedule. During peak season weekend work may be necessary. Therefore, a flex schedule would be implemented.
- Scheduled day’s off are excluded from this expectation.
- Other duties as required; be flexible.
Qualifications
- High School Diploma or GED with three (3) or more year’s relevant experience.
- Ability to apply common sense understanding to carry out instructions furnished in written, oral form or via Warranty applications.
- Proficient in Microsoft Office Suite (Word, Excel, Outlook).
- Ability to utilize Warranty applications on smart phone, tablet, or laptop.
- Excellent communication skills
- Strong organizational skills with problem-solving attitude
- A valid driver’s license.
- Ability to travel as needed.
