Core Job Duties
The Property Manager will support both retail and industrial properties throughout the organization by working in collaboration with facility General Managers, Accounting personnel, Legal personnel, and third-party contractors/vendors. The ideal candidate is not afraid to take initiative, can prioritize conflicts, and effectively manage multiple assignments under time constraints and changing priorities. Upon onboarding you will be expected to immediately develop, execute, and maintain facility preventive maintenance programs.
Reports To: Chief Executive Officer
Salary Range: [$45,000 - $50,000]
Responsibilities
- Triage incoming property issues and effectively route or assume responsibility
- Ensure all facility systems, including but not limited to dispensary equipment, laboratory equipment, HVAC, electrical, utilities, grounds, and security, are maintained in good, cost-effective working order
- Oversee and direct third-party maintenance personnel, equipment installation, and facilities equipment repair
- Inspect and evaluate physical facilities and property pursuant to lease terms
- Coordinate insurance inspections and any action items resulting from insurance inspections
- Partner with Compliance team members to ensure enforcement of all safety policies and procedures
- Ensures compliance with required local and state laws / regulations that pertain to each location
- Manage the performance and outcomes of third-party contracts to perform activities, repairs, preventative maintenance on building equipment, and building grounds appearance
- In addition to oversight of facility services, acts as a point of contact and lead for tasks related to construction projects
- Manage and ensure all custodial functions associated with cleaning and maintaining the facility, both inside and outside, to ensure compliance with building safety and security requirements
- Manage the set-up or transfer of utilities
- Seasonal responsibilities will include, but are not limited to, assurance that facility grounds (e.g., walkways, parking, entrances, exits, parking lot, loading docks) are free and clear of ice, snow, and debris
- Monitor expenses and control the budget for maintenance-related projects/tasks
- Providing general administrative support to Compliance, Accounting, and Legal Teams
- Travel as needed to fulfill responsibilities
- All other duties as assigned
Qualifications
- Bachelor's Degree in a related field required
- 3 years of property management experience required
- Hands-on and/or management experience with mechanical, electrical, plumbing, and security systems a plus
- Highly organized with excellent written and verbal communications
- Ability to work under pressure, balance multiple priorities, and produce high-quality deliverables
- Proficient with MSFT applications (Teams, SharePoint, Excel, PowerPoint, Word, Outlook)
- Knowledge or familiarity with OSHA/NFPA requirements an advantage
Additional Requirements
- Must be 21 years or older
- Must pass all background checks
- Must possess valid driver's license or state ID
- Remain compliant with all legal and company regulations for working in the industry
- Must be able to lift, carry, and balance up to 50 pounds (100 pounds with assistance)
- This job function may include walking or standing for extended periods of time, as well as stooping, bending over, and/or crouching
