Responsible for the Credit Union’s facility and building operation needs in the following areas:
- Responsible for ensuring that employees have a safe and productive work environment;
- Primary focus will be on the MEP (Mechanical-Electrical-Plumbing) functions of all credit union buildings. This includes, but is not limited to, the following:
o Oversee the operation and maintenance of the HVAC (Air Conditioning and Heating) systems including boilers, in all in all Credit Union owned and leased buildings;
o Oversee the maintenance of all and Plumbing and Electrical systems in all Credit Union owned and leased buildings;
o Ensure that employees have clean drinking water and hot water as needed;
o Ensure that elevator and fire inspections are current and that all equipment is functioning properly;
Coordinate with, and maintain a positive and professional relationship with the property management firm that may manage various Credit Union properties;
Evaluate all repair requests, maintenance tickets and emergencies and determine whether they can be handled internally or if outside vendors need to be called;
Order repairs, within dollar limits as approved by the AVP Construction and Facilities, the VP Construction-Facilities, and/or SVP Construction and Facilities;
Communicate directly with vendors to initiate service calls, follow up on their progress and finalize and close the work ticket on completion;
· Track vendor maintenance on designated equipment and ensure that it is completed as agreed;
· Responsible for supplying any and all information that is needed so that a successful preventative maintenance program can be administered. This includes gathering needed information, documenting the information in an accurate and readable manner, and maintaining the information on an ongoing basis;
· Communicate with the direct line of command to authorize equipment purchases and repairs that will exceed an agreed-upon dollar threshold;
· Keeps his/her chain of command informed of all issues that may have an impact on the Credit Union operations immediately or in the near future;
· Make recommendations for future capital improvements and inform management of potential major repairs for budget and planning purposes;
· Function as a backup for the Facilities Coordinator and Facilities Courier positions as necessary.

· Perform various other duties as assigned.
Required Experience
· Minimum five (5) years’ experience in a MEP (Mechanical-Electrical-Plumbing) related field.
Skills, Education and/or Certifications Required
· A high school graduate, equivalent or demonstrated qualifying experience;
· Technical school certification in an MEP- related field is a plus;
· Professional Facilities Certification preferred;
· Must have a working knowledge of OSHA laws and regulations, local building codes and statutes/laws/regulations pertaining to mail, security, and building maintenance;
· Must have a valid Texas driver's license, as well as a good driving record and be able to lift heavy objects (75 pounds) from time to time;
· Must have a working knowledge of current Windows OS and MS Office software;
· Must be able to work effectively with little supervision and possess the ability to quickly analyze a situation and take appropriate action to rectify problems;
· Must be able to make timely suggestions and give technical direction to the work efforts of other Facilities department personnel as needed and/or requested by his/her chain of command;
· Must demonstrate at, at a minimum, an intermediate level mechanical aptitude and have a willingness to expand his/her mechanical knowledge and proficiency;
· Must demonstrate a take-charge ability in security and facility related situations in which direction and calmness are needed;
· Must have acceptable written and verbal communication skills.
