Job brief
We are looking for a prudent and experienced Property Manager to be responsible for the direct management oversight of assigned commercial/residential properties. The goal is to maximize asset value, customer satisfaction and revenue.
Responsibilities
- Manage all aspects of assigned properties
- Inspect and arrange maintenance to meet standards
- Maintain a positive, productive relationship with tenants
- Source and build relationships with prospective clients to expand business opportunities
- Negotiate bids/contracts with contractors in a timely and reliable manner
- Meet potential tenants, show them the property
- Collect and record receivable accounts and handle operating expenses
- Investigate and resolve property complaints and rental violations
- Analyze Leases, maintain lease details in our real estate software and report on the property’s occupancy and expiring leases
- Collaborate with the financial team to prepare annual CAM reconciliation for tenants with Net Leases.
- Collaborate with the financial team to develop and manage annual budgets by forecasting requirements and analyzing variances, data and trends
Requirements and skills
- Proven work experience as Property Manager
- Fully understanding property management and its financial aspects
- In depth knowledge of all rules and regulations surrounding property management
- Competency in MS Office/Excel and relevant databases and software
- Customer focus and bottom-line orientation
- Interpersonal savvy with strong communication and presentation skills
- Well organized with excellent time management skills
- Valid real estate agent/broker license is a plus
- Experience with Appfolio is a plus
- Accounting experience is a plus
- BS degree in related field
Job Type: Full-time
Pay: $50,000.00 - $60,000.00 per year
