The Capes Homeowners Association is seeking a professional, full-time Resident Manager to live and work at The Capes located on the beautiful north Oregon coast.
The Capes is a planned, gated community of 185 single-family homes, townhomes and cottages. All homeowners are members of The Capes HOA which is managed by a seven-person board of elected directors.

Duties and Responsibilities
The Capes Resident Manager will:
- Staff the HOA’s office on site
- Supervise the assistant manager and contractors
- Perform compliance and governance functions
- Oversee the physical environment and infrastructure of the community
- Coordinate and oversee all major repairs and maintenance projects
- Assist Infrastructure and Architectural Review Committees by identifying maintenance concerns or violations
- Inspect homes and common buildings after major storms
- Oversee the HOA’s finances and bookkeeping
- Manage the annual reserve study
- Develop and manage the annual budget in collaboration with the Board Treasurer and Budget Committee
- Attend and represent the HOA at events
- Manage annual calendar and HOA Board meetings
Skills and qualifications
The Capes Resident Manager is the professional backbone of the organization and must deeply understand HOA laws, regulations, and governing documents.
Must have the following skills:
- Leadership: confident and able to lead a team, make recommendations, and set goals
- Communication: skilled communicator with the board, residents, and contractors
- Attention to detail: attention to detail when filling out contracts, sending notices, and complying with laws
- Organization: organize their work well
- HOA knowledge: have extensive knowledge of HOAs.
- Facilities management experience: facilities management experience, and the ability to identify, engage and supervise contractors.
- Accounting experience: experience supervising the budgeting, finance and accounting process.
- Community involvement: proven community engagement skills.
- Desire to learn: eager to learn.
- Must have at least five years of experience managing a community association with a budget similar to The Capes [less than $1,000,000].
The Resident Manager’s residence and office are located on-site: The Capes, 605 Capes Drive, Oceanside, Oregon. The hours are 40 hours per week including some evenings and weekends.
Annual salary is up to $65,000 depending on experience and qualifications with enhancements for professional certifications such as CMCA, AMS, or PCAM.
