Essential duties and responsibilities:
- Supervise building staff members including, assigning/completing work, coaching and developing staff
- Proactively review conditions, predict and respond to needed repairs
- Supervise and manage staff
- Interact regularly with residents, property managers, vendors, suppliers, contractors and staff
- Manage and monitor vendors and outside contractors
- Show vacant apartments to prospective residents
- Perform move-out inspections for vacating residents
- Coordinate eviction efforts, when necessary
- Complete maintenance and work orders, such as arranging for carpet cleaning, buffing floors, painting, and other necessary routine maintenance
- Assist with snow removal and salt spreading in the complex
- Organize and assist with the garbage disposal (as needed)
- Listen to and address resident complaints
- Ensure the property is kept clean and is properly maintained
- Ensure mechanicals of the property are properly maintained and up to code
- Work with Property Manager on various reports, such as incident, inventory, etc.
Qualifications
Qualifications, skills and abilities:
- 1-3 years Superintendent experience in a rental Building
- Flexible, highly motivated and detail-oriented work ethic to effectively work with the residents, building staff, vendors, the managing agent
- Experience with repairs, maintenance, mechanicals
- Must be able to effectively communicate and interface with all levels of management, residents, vendors, leasing, accounting and collection departments
- Able to communicate thru emails Word and Excel programs
- Must have excellent organizational skills
- Strong leadership with a proactive approach to problem solving, required
- Customer Service oriented with the ability to keep calm in stressful situations
- Must be able to respond quickly to Emergencies; Gas, Fire and Flood
- Position requires hands on ability to maintain property. (Landscaping a plus)
- Standpipe, Sprinkler plus FACP licenses a plus
- Bi-lingual, a plus
- Certificate of Fitness: S-12, S-13 & S-95

Salary Range:
$40,000-45,000k/yr.
