ABOUT:
Our client is seeking an experienced on-site Property Manager who can support a portfolio of 5 buildings in HARLEM --> approximately 250 units.
** MUST HAVE AFFORDABLE HOUSING | SECTION 8 | HUD **
RESPONSIBILITIES:
- Ensures resident community needs are met in compliance with Fair Housing guidelines.
- Supervises day-to-day operations, managing office and maintenance teams efficiently.
- Ensures timely completion of annual resident certifications and on-time rent collection.
- Manages resident move-in and move-out processes, conducting unit inspections and preparing move-out reports for accounting purposes.
- Ensure all apartments meet program standards before lease signings and tenant move-ins.
- Monitor compliance with regulations such as HUD, HPD, OASAS, Section 8, and HDC.
- Communicating with subsidy agencies (CITYFHEPS, NYCHA, HPD Section 8, DHCR, SCRIE) on the certification of new tenants, recertification and renewal leases for existing tenants, annual rent increases & the updating tenant ledgers is expected
- Track and manage property data using software systems, ensuring accurate reporting.
- Communicate with tenants, landlords, and staff regarding housing regulations and health/safety concerns.
QUALIFICATIONS:
- 5 years of residential property management experience
- Familiarity with affordable housing policies, including low-income housing tax credits and home fund regulations.
- Excellent interpersonal, communication, and organizational skills.
- Extreme attention to detail and strong people management skills
Salary : $90,000 - $110,000
