With staff across the Midwest, The Grinnell Group has served clients throughout the United States, with an emphasis on midwestern and mountain states including Colorado, Iowa, Illinois, Nebraska, Kansas, North Dakota, Minnesota, Missouri, Oklahoma, South Dakota, and Wisconsin.
The Site Acquisition Specialist should be capable of working independently in a fast-paced, results-driven, deadline-oriented environment. The position will be remote and may involve periodic travel within the Midwest and Mountain states on an as needed basis for field work related to new site builds and in-person submittals, meetings, and/or public hearings.
This position is a 1099 contractor position. Compensation on a milestone basis.
The position requires the following skills and attributes:
- Understanding of basic real estate law and land use entitlement procedures.
- Researching, interpreting, and analyzing information including property records, zoning regulations, construction drawings, and maps.
- Developing and implementing negotiation strategies specific to each project
- Strong interpersonal communication skills including the ability to influence individuals and community boards.
- Excellent public presentation skills including fielding challenging questions.
- Work effectively both independently and on an interdisciplinary team.
- Drafting lease language, negotiating relevant provisions of real estate leases, and closing deals.
- Forecasting and managing, work to adhere to deadlines.
- Attention to detail.
- Drive and persistence to successfully achieve goals
- Comfortable and efficient operating within on-line platforms, software and applications.
- Experience working new site builds for telecommunication towers.
- Bachelor’s degree or three to four years of related experience.
This position is responsible for all activities necessary to identify suitable parcels, secure property interests and entitlements for the development of client facilities, including:
- Identifying properties suitable for development of telecommunication facilities.
- Researching and documenting required information for due diligence evaluation of properties.
- Negotiating leases or other property interests on clients’ behalf.
- Obtain client’s legal and business approval of all agreements.
- Researching and documenting all pertinent information regarding applicable planning, zoning, and other codes and regulations affecting site development.
- Developing and maintaining excellent working relationships with city planners, commissioners, officials, and neighborhood representatives.
- Preparing and coordinating complete and accurate applications and supporting documentation.
- Preparing and conducting presentations at public hearings.
- Coordinating activities with clients, architects, engineers, surveyors, and construction managers to ensure timely and informed decision-making.
- Maintaining appropriate documentation of all entitlement and property acquisition activities.
- Performing within client’s timeframes and budget criteria.
