Summary
In this role, you are accountable for the management of individually assigned projects in such a way as to ensure a complete scope of work is documented and analyzed and ensure scheduled completion of projects within the established budget, schedule, and quality standards.
As an experienced individual contributor, you are responsible for project estimating, planning, and preparing all contract administration, monitoring field installation process, and developing and maintaining client relationships.
Within our team you will interact with Accounting, Business Development, Field Personnel, Director of Field Operations, Safety, and other support staff. Externally, you will interact with owners, owner representatives, general contractors, architects, engineers, trade contractors, vendors, material suppliers, bonding, insurance agents and others who are associated with the assigned project.
Essential Duties And Responsibilities
Complete estimating effort consistent with scope of work, schedule, and bid/proposal submission.
Reviews and analyzes project plans, requirements, and specifications to determine project related scope and contractual obligations.
Reviews proposal specifications and drawings, attends pre-bid meetings to determine scope of work and bidding requirements.
Identifies insurance and bonding requirements.
Performs documented quantity take-off to ensure a complete project perspective for all applicable trades work and self-performed work.
Initiates and facilitates meetings with trade subcontractors and suppliers relevant to project bids and specific project needs to obtain proper scopes and maximum value.
Reports, confers, and recommends options regarding irregularities in the bidding process to ensure a competent bid and define areas of improvement.
Leads turn-over meetings to successfully relay project scope, contract requirements and all other related project expectations to project team.
Leads project close-out meetings to collect historical information, update productivity/cost to database and evaluate vendor performance.
Visit site locations prior to bidding to establish an understanding of logistics and conditions of a project.
Reviews constructability of projects with internal personnel and potential subcontractors for a complete assessment of potential bidding scenarios which could be utilized to achieve an efficient, complete, and profitable project bid.
Corresponds with architects, engineers, General Contractor, Construction Manager, and owners as required to understand intent and expectations pertaining to project.
Collaborates with managers, supervisors, superintendents, architects, engineers, other team members, and clients to encourage a cooperative environment and team approach. Collaborate with project Owner/Client and Architect to ensure we are meeting or exceeding expectations and promoting positive relationships.
Oversee Prequalification process by reviewing selected vendors and subcontractors to confirm their ability to perform scope within the timeline, work restraints, expectations of QAQC, safety expectations and overall project requirements as set forth in the contract documents and subsequent Purchase Order or Sub-Contract.
Review and analyze project turnover documents, contract documents. and logistics of the job site so as to prepare, collaborate and communicate with all project team members in order to procure materials, labor, equipment and sub-contractors to meet the project schedule and Owner/Client expectations.
Collaborate with the Project Superintendent/Project Team to review logistic constraints and opportunities to capitalize on aspects of the project site that will enable the project team to save time, money, and eliminate waste in General Conditions and the overall schedule completion, sequencing, and promotion of a safe and clean jobsite.
Conduct regular projections to ensure project costs including labor, materials, and job-related overhead components are within the projects budget while managing those components.
Responsible for approving invoices for assigned projects.
Oversee project close-out, including preparing and updating pre-punch lists, securing warranties, operation and maintenance manuals, recording drawings, lien waivers, and any other documentation which may be required under the terms of the contract documents in accordance with the standard operating procedures, and resolve any outstanding subcontractor concerns.
Contribute positively to a collaborative team environment by demonstrating flexibility, adapting quickly to changing priorities, recognizing and anticipating obstacles, and seeking out opportunities for growth.
Promote, reinforce, and monitor the Corporate Health and Safety Management Program routinely to assure that all project participants are actively involved and adhering to the policies and procedures set forth for each specific project while establishing and reinforcing the corporate safety mindset.
Communicate Business Development information for all contacts for timely update to the data base in accordance with the established program.
Perform other misc. tasks pertaining to estimating/project management as required.

Minimum And Preferred Qualifications
High School diploma or equivalent. Minimum 9 years of progressive construction experience, typically as a Project Engineer, Assistant Project Manager, Superintendent, Foreman, or other related role, including a minimum of 3 years of customer facing experience. BA/BS/AS or other accredited degree may substitute for up to 4 years of experience.
Experience in business development/sales including securing, maintaining, and growing relationships into successful projects.
Demonstrated effective verbal, written, and presentation skills.
Demonstrated problem solving skills and critical thinking skills.
Must hold a valid driver’s license and motor vehicle record must meet standards of insurability.
Intermediate proficiency with various software applications including PM software (ProCore preferred), Microsoft Suite, Accounting software including ability to understand cost spreadsheets, aging report, labor productivity report.
Advanced proficiency in contract administration, Requests for Information, Schedule of Values, preparation, and adjustment to monthly billings.
Working knowledge of AIA Contract(s): A401, A121, A111.
