The Helsing Group Inc. seeks a full-time Maintenance Manager/Supervisor to oversee and ensure the upkeep, repair, and overall maintenance of assigned properties. This role involves supervising staff, managing contractors, performing repairs, and implementing preventive maintenance plans to maintain safe, clean, and fully functional facilities.
Key Responsibilities:
General Maintenance and Repairs
- Perform and oversee repairs in carpentry, electrical work, HVAC, plumbing, mechanical systems, painting, flooring, landscaping and general building maintenance.
- Identify problems, recommend solutions, and implement repairs or replacements per company guidelines.
- Conduct preventive maintenance to ensure the longevity and safety of equipment and facilities.
Team Supervision and Training
- Supervise, train, and direct maintenance staff using a work order system.
- Plan, monitor, and evaluate job performance, providing coaching, counseling, and discipline as necessary.
- Assign and schedule tasks to meet shift and project requirements.
Contractor and Vendor Management
- Monitor and coordinate the work of service contractors and building repair professionals.
- Oversee contractor performance to ensure quality and timeliness of services.
Operational and Administrative Duties
- Maintain a well-organized and safe work environment.
- Complete and document work orders and maintenance reports accurately and promptly.
- Maintain and track inventory of supplies, tools, and equipment.
- Develop and implement disaster preparedness and response plans.
- Respond to homeowner inquiries and requests as needed.
- Interact with the Board of Directors and senior management on HOA related projects or issues.
Safety and Compliance
- Ensure compliance with safety procedures, Cal-OSHA regulations, and company policies.
- Identify and address potential safety hazards proactively.
- Provide training on equipment use and safety practices.
Skills & Qualifications:
- High school diploma or equivalent preferred.
- Strong expertise in HVAC, plumbing, electrical systems, carpentry, and other general maintenance areas.
- 5-10 years of experience in building trades, maintenance, or related fields.
- Proficiency in Microsoft Office applications (Word, Excel, Outlook) and familiarity with software like Salesforce.
- Effective written and verbal communication skills.
- Strong organizational, problem-solving, and customer service abilities.
- Bilingual or multilingual fluency is desirable.
Physical Requirements:
- Lift and carry up to 50 lbs. using appropriate safety protocols.
- Perform tasks in various positions (standing, kneeling, stooping, etc.) and environments (indoor and outdoor).
- Climb ladders and work at heights up to 21 ft.
- Work in various environmental conditions, including heat, cold, rain, and humidity.
- Maintain mobility across the property and between locations.
Additional Requirements:
- Valid driver’s license and reliable transportation.
- Availability for on-call emergencies and special projects as assigned.
