High Associates Ltd. is currently searching for a Commercial Asset Manager for our Rossmoyne office in Mechanicsburg, PA and our Highlands office in Coatesville, PA.
The Commercial Asset Manager is responsible for financial success of assigned commercial assets (office, industrial and retail) by controlling costs and budgets, maintaining excellent tenant relations and maximizing the potential of each property through quality control and operations management.
Successful candidates will possess the following qualifications:
- Minimum of five (5) years real estate experience
- A bachelor's degree is required. Additional real estate experience coupled with ongoing continuing professional education may be considered in lieu of a Bachelor degree.
- Excellent verbal and written communication skills
- Proficient capability with Microsoft Office Software, particularly in Excel
- Real Estate License Preferred
- CPM Preferred
- CCIM Preferred
ESSENTIAL JOB FUNCTIONS
Fundamental job requirements which an individual must be able to perform to accomplish the basic duties of the job.
- Develop and maintain detailed project budgets, projections and analysis for each upcoming fiscal period for each commercial building under the Commercial Asset Manager’s responsibility.
- With computerized property management program, provide Sr. Vice President – Commercial Asset Management and President with detailed financial information on each building managed, along with suggestions to further maximize the long-term objectives of the property.
- Evaluate and consult with Sr. Vice President – Commercial Asset Management on potential deals as compared to budget and negotiate favorable leases for each building as space becomes available for rent or renewal.
- Manage and control all operating contracts for each building ensuring that the operating expenses are within budget. Responsible for bottom line performance of assigned properties.
- Collaborate with the Director of Real Estate Operations, direct on-site maintenance contractors, and/or personnel, to maintain the property’s long term value.
- Hire, train, supervise and provide directions to all of his/her direct reports in responsibilities, including the management of shared offices.
- Collaborate with Project Management staff to ensure that future buildings under design and construction are meeting the requirements for successful future property management objectives (cost of operations, tenant’s well-being, ease of maintenance, etc.)
- Manage all space renovations within assigned commercial properties.
- Develop and maintain strategies of existing tenant PR to assure the continued success of each building through the renewal of existing leases at market rents.
- Responsible for understanding assigned market areas. This includes having knowledge of other properties considered as competition, knowledge of local business conditions, generating quarterly Co Star reports and any other conditions that have an impact on the operation of assigned properties.
- Ensure each project in a first-class condition including grounds and common area maintenance according to standards which will distinguish High Associates Ltd. projects from the competition.
- Responsible for assigned commercial/industrial refinancing’s at or better than proposed strategic asset plan. Maintain positive lender relationships.
- Adhere to the safety policies of the High Companies. Coordinate and complete all safety audit action plans.
- Perform other duties and functions as required.
