Classification: Maintenance Technician II
FLSA Status: Non-Exempt
Definition:
To perform a variety of skilled/semi-skilled maintenance and repair duties in support of assigned CSHA systems and properties and to provide support to entry level, senior and supervisory staff.
Maintenance Technician II:
This is the secondary level Maintenance Technician class within the series. Positions in this class are flexibly staffed and are normally filled by advancement from level I, or when filled from the outside with prior experience. Employees at this level receive only occasional instruction or assistance as new or unusual situations arise. As a Maintenance Technician II you will function as a lead worker while performing a variety of skilled/semi-skilled maintenance and repairs in support of CSHA systems and properties and be required to exhibit some level of judgement as a lead. Employees in this position are cognizant of and promote the operating procedures and policies of CSHA.
Essential Functions:
1. Perform the full range of skilled maintenance duties and repairs of CSHA buildings, structures, grounds and related systems.
2. Perform skilled/semi-skilled tasks in support of assigned duties to include; carpentry, plumbing, electrical, mechanical systems, security hardware, HVAC, drywall repair, painting and masonry.
3. Ensure the completions of all assigned repairs are in adherence of industry standards.
4. Lead vacant prep teams while working in tandem and verify vacant unit completion.
5. Complete assigned work orders following CSHA policies and procedures and ensure proper documentation.
6. Display above average organizational and time management skills to achieve job assignments.
7. Estimate time, materials and equipment required for job assignments; requisition materials as required.
8. Ensure adherence of safe work practices and procedures following both CSHA and OSHA guidelines.
9. Ability to communicate clearly and concisely with CSHA staff, clients and public officials, orally and in writing.
10. Demonstrate exceptional problem-solving skills.
11. Consistently meets and exceeds set goals (inspections, NSPIRE, work orders, etc.) while pursuing additional responsibilities.
12. Perform field inspections; assess necessary repair and maintenance work; perform safety and vandalism checks; remove trash and debris.
13. Maintain equipment and field operation records; file reports as needed.
14. Operate various hand and power tools and shop equipment.
15. Required to be on call after hours and available for snow removal/emergency/disaster situations as needed.
16. Perform related duties and responsibilities as required.
Qualifications
Knowledge of:
• Equivalent to the completion of the twelfth grade (high school diploma or GED).
• Strong understanding of industry standard repair methods and techniques used in general maintenance and repair related to the area of work assigned.
• Strong understanding of NSPIRE criteria.
• Proficient knowledge of all equipment and tools required to complete assigned tasks.
• Proven success in a maintenance technician I position.
• Possess a minimum of two years’ experience in maintenance service or related fields.
• Demonstrate journey level experience in a minimum of two skilled fields of maintenance work or specialized training in the maintenance field.
• Excellent communication skills, organizational skills, problem solving skills and record keeping skills.
• Adhere to and encourage CSHA work safety practices, policies and procedures.
• Possess a current driver’s license.
Ability to:
• Perform a variety of skilled/semi-skilled industry standard maintenance and repair work.
• Operate a variety of tools, machinery and stationary mechanical equipment in a safe and effective manner.
• Demonstrate knowledge of pertinent rules, ordinances, policies and procedures.
• Interpret blueprints and mechanical drawings.
• Estimate time and materials needed for job completion.
• Understand and follow oral and written instructions.
• Communicate clearly and concisely, both orally and in writing.
• Establish and maintain effective work relationships with CSHA staff, contractors and public officials.
• Maintain mental capacity which allows for effective interaction and communication with others.
• Ability to provide training and support of entry level staff.
• Physically perform all assigned duties and responsibilities.
MINIMUM QUALIFICATION
Any combination of experience and training that would likely provide the required knowledge and abilities is qualifying. A typical way to obtain the knowledge and abilities would be:
Experience:
Two to three years of maintenance service or related experience or specialized training in maintenance field.
Education:
Equivalent to the completion of the twelfth grade (high school diploma or GED).
License or certification:
Must possess a valid Colorado Driver License.

Environmental:
Field/shop environment; may be exposed to inclement weather, heat, cold, dirt, dust, gases/fumes, odors, noise, electrical currents, and toxic chemicals; work around machinery and moving vehicles.
Physical:
Physical Conditions: Essential and marginal functions may require maintaining physical condition necessary for sitting, standing, and walking for extended periods of time; moderate to heavy lifting (typically between 30 – 65 lbs.; however, could be between 65 – 100 lbs. with assistance) and carrying, pulling, reaching, bending, climbing, and kneeling; use of fingers, both hands, both legs required. Must be able to distinguish colors and able to operate assigned vehicles and equipment.
