What are the responsibilities and job description for the Asset Operations Manager position at The Housing Company?
The Housing Company, a non-profit organization, has an immediate opening for an Asset Operations Manager who is responsible for general oversight of Resident Operations (Property Management) for The Housing Company, reporting to the Director of The Housing Company. This 40 hour/week position.
Responsibilities include:
Physical Maintenance
- Visit each property on an annual basis, inspect physical condition and prepare written report
- General oversight of property capital improvement needs
- Supervision
- Supervise and support Regional Property Management Staff, provide training and accountability for performance of properties
- Supervise corporate Compliance Staff (monitor workloads, assist with problem resolution, promote teamwork between site staff and Boise office staff)
Asset Oversight
- Stay abreast of status of all properties in the THC portfolio and provide leadership, guidance and assistance to Regional Management staff
- Ensure Fair Housing rules are followed and all staff is properly trained and properties maintain compliance
Budgeting
- Assist Accounting staff with annual audit materials
- Prepare property management department annual budget and monitor for performance
Marketing
- Market and lease-up new properties and qualify units for tax credits
- Outreach to property management and development community to build relationships and grow third party management portfolio
- May perform other additional duties and responsibilities as assigned.
Job requirements:
- Three plus years of demonstrated experience effectively operating/managing apartment complexes utilizing on-site staff, conducting on-site reviews, inspections, and ensuring properties are rented and properly maintained
- Two years supervisory experience is also required
- Experience with federal housing programs (i.e. Section 42, HOME, Section 8) is preferred
- Excellent interpersonal skills and knowledge of physical maintenance requirement is required
- Ability to travel to different sites as needed
- Costing and budgeting experience is also preferred

Salary : $51,700 - $65,500
