POSITION SUMMARY
The purpose is to oversee the operations of the maintenance department in accordance with the mission, established policies, procedures, and guidelines of Arcadia Senior Living. Identify and complete necessary building, grounds, and apartment maintenance. To maintain the environment as a safe and well-maintained environment to live and work.
ESSENTIAL FUNCTIONS
1. Adheres to and conveys philosophy of supporting dignity, privacy, independence, choice, individuality, and a home like environment for Residents.
2. Maintains grounds including outside building repair, lawn maintenance, garbage removal, light fixtures (including cleaning and removing dead bugs) Manages agreement and relationship with landscaping company conveying Arcadia expectations and scope of work.
3. Maintains inside of building, resident rooms, offices, and common areas in building, including carpet and furniture cleaning, window cleaning, removal of trash and upkeep of floors.
4. Knowledge of the entire building and the key systems within the building.
5. Maintains and/or oversees repair of facility equipment; ensures equipment is functioning properly and staff are trained appropriately in its use. Makes every effort to address issues prior to calling an outside service company.
6. Heavy Cleaning tasks in kitchen, lobby, and other areas of the building and grounds.
7. Create a schedule to ensure filter changes are conducted throughout the building as necessary per manufacturer’s suggestions.
8. Ensures light bulbs are replaced as necessary throughout community.
9. Assist in table set up, take down for special events, etc.
10. Touch up Painting throughout the resident rooms and common areas as necessary.
11. Observes problems, concerns, issues observed with resident units, the building and the grounds and communicates them appropriately.
12. Test emergency lights and life safety equipment on a regular basis. Ensure fire safety equipment is maintained according to the required schedule and Fire Code.
13. Avoids loss, breakage, and waste of supplies and equipment.
14. Maintains fire safety and emergency records required by regulations, as assigned.
15. Maintains and distributes material safety data sheets, as assigned.
16. Maintains, in cooperation with Executive Director, working procedures for emergency maintenance.
17. Maintains quality assurance records for physical plant.
18. Maintains record of resident repairs and work performed.
19. Performs janitorial tasks and minor repairs, as required.
20. Prepares apartments for move in and completes refurbishing of units after moveout. Make every effort to turnover vacated apartments within 72 hours or sooner of being vacated by resident.
21. Respond to Maintenance requests within 24 hours or sooner for emergency requests.
22. Performs repairs in resident apartments as needed.
23. Arrange for all necessary supplies to be on hand and picked up when necessary.
24. Implements and documents preventative maintenance program for facility and equipment, as assigned.
25. Drive company van as needed to transport residents to and from.
26. Secure residents on van in wheelchairs as needed.
27. Maintain maintenance check on van and oversee repairs, oil changes, etc.
28. Work within the monthly budget and retain records of past Maintenance Requests.
29. Work with all staff and Managers in a positive and professional manner.
30. Demonstrates knowledge of and follows infection control procedures.
31. Ability to work safely and to recognize potentially dangerous situations.
32. Demonstrates knowledge of and adheres to procedures for fire, life safety, disaster, security, work, safety, and other emergency procedures. Ensures required fire safety and other emergency drills are conducted in compliance with Life Safety and Licensure requirements.
33. Attending scheduled Management Meetings and participate as Weekend Manager on Duty.
SUPERVISORY RESPONSIBILITIES
Directly supervises Maintenance staff as necessary and based upon the staffing model of the community. Director of Maintenance may be assigned oversight of Housekeeping Department and Van Driver at the discretion of the Executive Director. Director is responsible for the overall direction, coordination, and evaluation of staff or volunteers in the Maintenance Department, Housekeeping and Van Driver. Director carries out supervisory responsibilities in accordance with Arcadia’s policies and applicable laws. Responsibilities include interviewing, hiring, and training employees; planning, assigning, and directing work, ensures all tasks are completed as assigned which may include coverage while staff is out of community, appraising performance; rewarding and disciplining employees; addressing complaints and resolving problems.

PHYSICAL REQUIREMENTS
· Lifting and moving furniture and equipment with assistance.

· Reaching heights of approximately 6 feet and depth of 2 ½ -3 feet
· Must be able to work irregular hours under pressure and stress.
· Must have high level of mobility/flexibility in space provided.
· Be able to lift weight up to approximately 50 lbs. on a regular basis (heavy work).
