Position Overview
The Asset Acquisition Specialist is responsible for evaluating, structuring, and securing residential real estate purchases based on properties identified by Coody & Co. Financing’s end-buyer selections. Rather than sourcing deals, this role focuses on ensuring each acquisition is financially sound, risk-mitigated, and structured for maximum profitability. Responsibilities include financial analysis, contract negotiation, due diligence, and transaction management. Compensation is tied to fund profitability, rewarding strong deal execution and risk management.
Key Responsibilities
Financial Analysis & Risk Assessment
- Analyze the financial viability of assigned properties, ensuring they meet fund requirements.
- Run property comps to verify valuations and confirm alignment with investment criteria.
- Evaluate market trends and potential risks to protect the fund’s interests.
Offer Structuring & Negotiation
- Structure competitive offers based on borrower selections while ensuring profitability for the fund.
- Negotiate contract terms with sellers, agents, and title companies to secure favorable deal structures.
- Draft and review purchase agreements, ensuring compliance and protection for the fund.
Due Diligence & Risk Mitigation
- Order and analyze inspections and appraisals to assess property value, conditions, and necessary repairs.
- Identify and address potential deal-breakers before purchase commitment.
Preferred Qualifications & Experience
- Real estate license (preferred, but not required).
- Experience in real estate acquisitions, contract negotiation, or underwriting.
- Strong understanding of real estate financing, investment analysis, and risk assessment.
- Ability to analyze financials, structure deals, and protect investment interests.
- Excellent negotiation, communication, and organizational skills.
Compensation Structure
- Base salary performance-based compensation tied to fund profitability and deal execution.
