Reporting To : The General Manager
Status : Non-Exempt, Full-Time
Salary : $24 - 26 / hourly

EMPLOYEE OWNER POSITION PURPOSE :
The Maintenance Foreman acts on behalf of The Management Trust and the Association to ensure proper physical condition of the property. Effective communication and collaboration with the General Manager and direct supervisor are vital so that concerns are known and addressed in a timely manner. The Maintenance Foreman operates within the scope of his / her ability and job duties to ensure the safety of him / herself, residents, all employees, and the property at all times. In addition to supervisory duties, this individual performs work orders and other hands-on tasks. This position plays a key role in the daily experience and wellbeing of homeowners, guests, and fellow employees.
JOB DUTIES AND RESPONSIBILITIES :
- General Maintenance - Provide assessment, oversight, and maintenance of association common areas and elements.
- The following tasks are performed on a regular schedule : ensure light fixtures are functioning, clean common area fountain(s) in the water ways, monitor pool equipment, and clean exterior furnishings
- Assess paint finishes in common areas (including exterior) and repair / patch / touch-up as needed
- Plumbing - Provide assessment, oversight, and maintenance of association common areas and elements.
- Tasks include : regularly clear main lines (with a plumbing snake), inspect sump pumps and maintain all drains clear of debris, coordinate water-shut offs to residences when maintenance or repairs are being completed by unit owners (or if needed in emergency situations), repair minor plumbing leaks reported by residents
- Roof Equipment - Provide assessment, oversight, and maintenance of association common areas and elements.
- Observe roofs monthly, check exhaust fans and other items with appurtenances
- Alert roofing company should roofs need attention or maintenance be required
- Building Equipment - Provide assessment, oversight, and maintenance of association common areas.
- Inspect all equipment, pumps, heaters, etc., per schedule to ensure functionality
- Perform maintenance as needed, including changing out HVAC filters, water filters, etc.
- Coordinate HVAC system shut-offs for building repairs
- Assist with testing and maintaining service logs for emergency generator
- Meet with vendors to review maintenance needs as needed
- Address homeowner issues as needed, including, but not limited to : investigating plumbing needs, requests to access the utility room, and related inquiries in common areas only
- May receive after-hours service requests on an as needed basis (ensure all hours are properly reported)
- Obtain appropriate approval from the General Manager or Board of Directors as needed for repairs
- Provide project management oversight of assigned projects and assist the General Manager with preparation of RFPs if needed
- Other duties and special projects as assigned
