Position Title : Maintenance Technician (Paint / Drywall)
Location : Lompoc, CA
Reporting To : Director of California Maintenance
Status : Non-Exempt, Full-Time
Salary : $20.00 – $29.00 / hourly DOE
Temporary full-time hire with potential to transition into a regular full-time hire within 3 months

EMPLOYEE OWNER POSITION PURPOSE :
The Maintenance Technician (Paint / Drywall) is primarily responsible for painting and drywall repairs both interior and exterior. Additionally, they handle other general maintenance and repairs related to landscaping, physical structures, plumbing, and electrical systems in common areas of the Association.
JOB DUTIES AND RESPONSIBILITIES :
Painting / Drywall :
- Execute painting tasks, including masking, caulking, sanding, and applying paint with brushes, rollers, and airless sprayers.
- Conduct drywall repairs, including hanging, taping, mudding, and texturing.
- Perform pressure washing
- Use ladders (extension and a-frame) safely.
- Use scaffolding safely.
General Maintenance & Repairs :
Monitor and maintain irrigation system to include unground repairsPerform preventative maintenance on buildings and equipment, including minor electrical repairs, plumbing, and carpentryPerform corrective maintenance on buildings and equipment, including minor electrical repairs, plumbing, stucco, and carpentryPerform minor appliance repair such as removal of dust, dirt, grease, and waste material from machinesClean and repair lighting fixtures and replace bulbs as neededMaintain clean common area decks, fences, railings, window screens, doors, and sidewalksClean gutters, down-spouts, and scuppers to maintain drainageMaintain gate access as necessaryFire extinguishers maintained and inspected for damage as requiredTest and log generator performance as requiredCollect resort garbage and maintain trash and recycle bins located in common areasDaily monitoring of building exteriors, interiors, pool, and parking lots; perform litter and debris control; note safety, maintenance, and compliance issues and report them to supervisor as necessaryMaintain supply inventory and pertinent records of expenses as outlined by supervisorClean carpets, floors, window sills, and furniture in common areasMaintain a clean work area, tools, and equipmentOther duties and special projects as assignedQUALIFICATIONS :
High School Diploma (or equivalent)2-3 years painting and drywall experienceSound understanding or proficiency in plumbing and electrical techniquesSound ability to use common hand and power toolsExperience in property maintenance – with generally between 1-3 years of experienceConflict resolution skillsAbility to meet deadlines and address time-sensitive issuesSuperior multi-tasking skillsAbility to provide high-level customer service with astute attention to detail and organizationMust be a team playerAbility to manage workflow amid shifting prioritiesWilling to learn Company process and procedures, and learn / use proprietary softwareAdaptable and dependable with a solid attendance recordProfessional and respectful demeanor with all internal and external customers at all timesSPECIAL POSITION REQUIREMENTS :
Must have and maintain a valid driver’s license, vehicle insurance, and driving record in compliance with Company policyESSENTIAL FUNCTIONS :
