Summary Objective:
The Residential Onsite Property Manager is an integral part of our organization as they are responsible for the complete oversight of leasing, operations, marketing, maintenance, and financial performance of the assigned apartment community. The Property Manager will drive income by providing excellent customer service to tenants and property owners as well as portray strong leadership to their team. The Manager must have an in-depth understanding of the operation of a class-A apartment community and maintain company policies and procedures to achieve financial and operational goals. This position also requires someone with the ability to juggle competing priorities, have strong written and verbal communication skills, and excellent leadership abilities.
Essential Functions:
- Complete Oversight of the Operation and Performance of the Property
- The leadership of Leasing and Maintenance Staff
- Touring and Leasing of Luxury Apartment Homes
- Developing and Implementing Effective Marketing
- Developing and Implementing an Effective Annual Budget
- Collecting and Posting Rent Payments
- Completing the Move Out Checklist and Deposit Accounting
- Monitoring Delinquency Reports
- Issuing Lease Violations
- Monitoring Occupancy and Financial Reports to Meet Budgeted Goals
- Handling and Resolving Resident Concerns
- Daily Property Inspections
- Maintaining Meticulous Lease Files
- Reviewing All Applicants and Lease Files for Approval and Accuracy

Supervisory Responsibility:
This position is responsible for overseeing a team at the location, which includes prioritizing and delegating tasks and following up to ensure quality standards are met efficiently. The Property Manager will work closely with the Regional Manager and will communicate property related issues and concerns with all on-site team members.
Work Environment:
This job operates in a clerical, office setting. This role routinely uses standard office equipment such as computers, phones, photocopiers, filing cabinets and fax machines.

Position Type/Expected Hours of Work:
This is a full-time position, 40 hours or more per week. Hours of Operation are generally Monday - Friday, 8:00 a.m. to 5:00 p.m. Some Saturdays are also required.
Travel:
Travel is primarily local during the business day, although some out-of-the-area and overnight travel may be expected.
Required Education and Experience:
- High school diploma/GED or equivalent
- Minimum of three years prior residential property management
- Experience with Yardi software or other property accounting software
- Proficiency and Experience with Microsoft Office (Excel, Word, PowerPoint) or Google
- Effective Written and Verbal Communication Skills
- Knowledge of Fair Housing rules and regulations
- Marketing Knowledge Including Digital Technology and social media

- Must be able to pass a background check and drug screen
- Excellent attendance, punctuality, and reliability
- Deadline and detailed oriented with a high level of accuracy
