What are the responsibilities and job description for the Residential Property Manager position at The Millennium Group?
The Property Manager is responsible for the daily operations of the residential properties in Hartford. The Manager will oversee leasing, marketing, and other support staff and company functions.
Essential Duties and Responsibilities include the following and other such duties as they may be assigned.
- Marketing: Keep properties occupied with qualified tenants through advertising, lead follow up and keeping accurate and up to date waiting lists through effective wait list management.
- Tenant Relations: Complete rental agreements, annual income certification compliance paperwork, select qualified tenants, collect deposits and rents, enforces the terms and conditions contained in the rental agreements, and resolve tenant complaints.
- Facility Management: Coordinate maintenance and repairs with maintenance manager, negotiates contracts with vendors, regularly inspects property to ensure it is in good working order, quickly resolves emergency maintenance issues, answer after hours emergency calls and coordinates required response.
- Arranges for alterations to, or maintenance, upkeep, or reconditioning of property as specified in management services, lessee's agreement, and operating budget.
- Employs, or contracts for services of security, maintenance, and grounds keeping personnel and onsite management personnel if required.
- Purchases supplies and equipment for use on leased properties.
- Responsible for reporting on status of properties such as occupancy rates and dates of expiration of leases.
- Contacts utility companies to arrange for transfer of service for tenants.
- Assists with eviction of tenants in compliance with court order and directions from attorney and owner.
- Annual budget preparation which are due November 1 each year.
- Reviewing monthly financial reporting as provided by the Accounting Department and requesting necessary detail information for budget variances.
- Responsible for responding to questions from auditor’s annual review relating to budget variances.
Qualifications:
- Previous experience in property management is required.
- Familiarity of affordable housing specifically Low-Income Tax Credit is preferred but not required.
- Ability to build rapport with tenants
- Ability to multitask and prioritize
- Strong organizational skills and ability to problem solve
- Excellent written and verbal communication skills

Pay: $60,000.00 per year
