We are seeking a dedicated and experienced Commercial Property Manager to oversee the daily operations of our commercial properties. The Commercial Property Manager oversees the financial performance, physical maintenance, and tenant relations for a commercial office property, ensuring alignment with the owner’s goals. This role combines leasing, operations, and capital planning, requiring excellent tenant service, organizational skills, and collaboration with owners and maintenance staff.
Key Responsibilities
Leasing Management
- Negotiate leases and renewals to maximize occupancy and rental income.
- Coordinate marketing, property exposure, and maintain leasing documents.
- Manage tenant build-outs and collaborate with maintenance manager on space turnover.
- Use AppFolio for property management coordination.
Property Operations
- Develop annual management plans and oversee property operations.
- Assist maintenance manager and manage vendor contracts.
- Open, track, and close work orders in AppFolio.
Tenant Relations
- Serve as the primary contact for tenant needs and office improvements.
- Plan tenant appreciation events and distribute regular communications.
Financial Oversight
- Prepare and monitor budgets, financial reports, and cash flow analysis.
- Approve invoices, manage collections, and oversee payroll and utility billings.
Capital Project Management
- Plan, budget, and coordinate capital improvements with contractors and tenants.
Human Resources
- Update employee handbook, coordinate employee hires, and manage employee benefits.
Requirements
- Bachelor’s degree and 3 years of commercial real estate management experience.
- Strong communication, financial management, and negotiation skills.
- Proficiency in Excel, Word, and Adobe. AppFolio experience preferred.
- Ability to work independently and manage multiple priorities.
Compensation: Competitive salary with benefits including medical, dental, paid time off, and holidays. Full-time, five days per week.
