Job Purpose
Performs general labor, preventative and general maintenance on all TRM grounds and facilities and assists with keeping the properties safe and in good repair. Assists with troubleshooting maintenance problems involving electrical, structural, plumbing, landscaping, irrigation systems, and equipment repair or replacement.

Essential Duties & Responsibilities
- Performs building and grounds maintenance, inspections, and repairs for properties owned and/or leased by TRM.
- Coordinates repairs on all facilities and systems- electrical, heating, fire alarm and prevention, key, security/surveillance, cooling, lighting, plumbing and HVAC as directed.
- Proactively inspects and addresses facility maintenance and safety issues, ensuring proper documentation and reporting of issues.
- Assists with maintenance and repair of electrical and lighting systems, plumbing systems, fire alarm and fire prevention systems, lock systems and burglar alarm systems and irrigation systems as directed through the Work Request system.
- Paints interior and exterior of TRM facilities.
- Prepares vacated apartments for new tenant occupancy.
- Completes work requests in a timely manner and documents work completed.
- Submits receipts and documents to the Director of Facilities.
- Oversees some facility maintenance/repair projects as assigned.
- Works with volunteers/program participants/interns as needed ensuring mutually beneficial volunteer/intern experience and quality of work.
- Oversees safety program.
- Performs other duties as assigned to support others and ensure an efficient and effective work environment.
Working Conditions
Varied; travel required between locations; may be required to be outdoors in inclement weather and/or work irregular hours; interact with people from various backgrounds. On-call duties as requested.

Monday-Friday 7:30am to 4pm
Primary Location of Work:
Office is at Adams Street Family Campus. Work performed frequently at all TRM sites.
Requirements
- Technical school education preferred.
- Experience in facility maintenance and construction preferred.
- Understanding of electrical and plumbing systems preferred.
- Ability to operate with dexterity tools and machinery including but not limited to: hand saw, power, table, and band saw, router, power drills, hand tools, chain saws, mower, edger, and other power tools, including plumbing and electrical tools.
- Ability to work under close supervision and independently as needed.
- Good computer skills.
- Skilled in clear and effective written, verbal and electronic communication.
- Excellent listening skills and problem-solving skills.
- Competent in math skills related to construction and maintenance fields.
- Ability to exercise good judgment.
- Good mechanical aptitude and a willingness to learn new skills.
- Ability to positively interact with TRM staff, vendors, volunteers, clients and donors.
- Ability to establish and maintain effective working relationships and foster teamwork in a diverse environment using effective and thoughtful interactions and communication.
- Ability to operate TRM vans and box truck for the purposes of supporting the needs of the program.
- Valid Driver’s License & Evidence of Insurability.
- Acceptable driving record.
- Successful completion of TRM driving test.
Physical Requirements
- Occasionally moves about inside the office to access file cabinets, machinery, etc.
- Occasionally moves to respond to urgent situations.
- Frequently operates a computer and various types of machinery, such as power tools, mowers and hand tools, requiring dexterity.
- Occasionally ascends/descends a ladder to service the lights and ceiling fans.
- Occasionally ascends/descends stairs to inspect all areas of the facilities.
- Communicates information and ideas so others will understand. Exchanges accurate information in these situations.
- Observes details at close range (within a few feet of the observer).
- Lifts 50 pounds above the waist.
- Occasionally works in outdoor weather conditions.
- Operates a vehicle (12-passenger van and box truck.
- Wears proper PPE (personal protective equipment) when necessary for exposure control.

Hiring Range $25.74- $28.42
