Job description
Job Purpose:
Responsible for the overall cleanliness of building exteriors and the community's curb appeal by maintaining the highest levels of superb presentation. This includes the amenities, leasing office, model, breezeways, and common areas.
Essential Functions:
- Responsible for cleanliness of all building exteriors and hallways including light fixtures, mailbox area, fire equipment, entry doors stairs, and railings.
- Responsible for maintaining the trash receptacle area clean and free of debris daily.
- Responsible for picking up all debris throughout the community including buildings, amenities entrance, etc.
- Change light bulbs when necessary.
- Other duties as outlined by the Maintenance Supervisor/Property Manager or Regional Manager
- Maintain pool areas.
- Check emergency equipment daily and replace batteries if needed.
- Clean the office, clubroom, amenities, and restrooms daily.
- Clean and maintain models daily.
- Inform management of supply needs regularly
- Learn and comply with all safety rules and must be willing to report safety violations to appropriate management personnel.
- Comply with all policies and procedures.
- May include cross-training in other functions or areas to ensure satisfactory operation of the work area.
- Perform other duties outlined by the Maintenance Supervisor or Property Manager
- Follow all OSHA (Occupational Safety and Health Act) standards and company safety policies.
- Responsible for maintaining the required property uniform and always ensuring a professional appearance and attitude.
- Responsible for knowledge of management company and community policies and procedures.
- Responsible for the care and maintenance of all equipment and supplies owned by the community and our management company.
- Lifting and carrying weights exceeding 50 lbs. is to be always accomplished with assistance.

Minimum Qualifications
Education: High School diploma or general education degree (GED) or 6 months to a year related experience or training preferred not required. English preferred (bilingual a plus)
Working Conditions
Equipment Requirements:
- Mops, brooms, vacuum cleaner, golf cart, pressure washer, window squeegee, scrubber, step stool, small ladder, screwdriver, and other miscellaneous hand tools
Physical Requirements:
- Constant need to be on feet (66% - 100% of the time)
- Constant need to perform the following physical activities (66% - 100% of the time) Bend, stoop, or squat, climb stairs, push, pull, reach above shoulders, grasp, grip, turn, finger dexterity, and move light furniture or appliances.
- Lifting and carrying 50 – 75 lbs. (Less than 1% of the time) 25-49 lbs. (1% - 33% of the time) and 1 – 24 lbs. (66% - 100% of the time)
- Outdoors (66% - 100% of the time) Indoors (1% - 33% of the time)
- Occasional exposure to cleaning chemicals, paint fumes, solvents, adhesives (1% - 33% of the time)
Vision/Hearing/Speaking Requirements
- Constant need to observe areas needing attention/correction.
