This position is critical to our rental team as the position that interfaces most with tenants regarding their rent and ledgers. This position also works closely with Columbia Housing Authority to relay communications to tenants regarding the status of inspections and receive and post payments from CHA.
The ideal candidate will be a team player with previous experience in property management, collections, and / or accounting.
Key Responsibilities :
- Assist tenants experiencing financial distress to reach out to rental assistance and other empathetic programs.
- Oversee collections, delinquency, evictions, charge backs, and account audits.
- Collect and post payments submitted by third parties to tenant accounts after verifying the funds and the tenant's authorization for the assistance.
- Coordinate with site managers and other office personnel regarding tenants and the status of delinquency / eviction.
- Prepare, submit, and execute paperwork to various entities for compensation and possession.
- Process security deposit returns.
- Assist in the setup of new Owners and adding new properties to the property management software.
- Maintain accurate digital and written records of all property-related transactions and ensure compliance with federal, state, and local laws.
- Handle tenant requests and concerns in a timely and professional manner.
- Develop and implement property management policies and procedures to ensure efficient and effective operations.
- Maintain training materials for typical tasks.
- Attend to emergency situations and resolve them promptly.
Minimum Qualifications :
This position will require extended periods (2 hours at a time) of sitting; small bursts of standing and walking around the office; repetitive movements such as typing, dialing and speaking on the phone, and stuffing and sealing envelopes; and the ability to focus on multiple different tasks throughout the day.
