LEAD MAINTENANCE WORKER JOB DESCRIPTION
Full time Hours may very 11AM-730PM - on call rotation for weekends
The primary purpose of this job position is to provide the maintenance to maintain the overall quality of the physical plant and properties in accordance with Federal, State, and local standards, guidelines, and regulations governing our facility and as may be directed by the Administrator to assure that our facility is and maintained in a clean, safe, and comfortable manner.
Delegation of Authority
As the Maintenance person your direct supervisor is the Director of Plant Operations. You are responsible and accountable for carrying out your assigned duties.

Major Duties and Responsibilities
1. Establish and maintain preventative maintenance schedules for all equipment.
2. Maintain equipment logs including service records and a log of general maintenance activities.
3. Complete repair requisitions in a timely manner
4. Assign requisition orders to the maintenance workers based on the ability and skill of the staff member.
5. Responsible for the “on-call” role with the ability to delegate less complex emergency repair issues to the other maintenance workers.
6. Identify and report to the Director of Plant Operations any plant or property problem, including deterioration issues.
7. Coordinate, oversee, and evaluate the work of outside contractors.
8. Monitor the fire, smoke alarms, and sprinkler systems to ensure they are working correctly.
9. Is knowledgeable of Licensure, Life Safety Code, Fire Code, MSDS, OSHA rules and all other regulatory rules that apply to plant property for long-term care.
10. Is familiar with all facility emergency procedures and assigned duties during drills or in actual emergency situations.
11. Assure that work / assignment areas are clean and that equipment, tools, supplies, etc. are properly stored at all times as well as before leaving such areas for breaks, meal times, and at the end of the work day.
12. Assure that equipment is cleaned and properly stored at the end of the shift.
13. Report all accidents / incidents to your supervisor on the shift they occur.
14. Ensure that residents’ privacy is maintained and that the personnel knock before entering a resident’s room.
15. Participate in Continuous Quality Improvement / Performance Improvement Programs as required.
16. Cooperate with inter-departmental personnel as well as with other facility personnel to assure that resident needs are met in a timely manner.
17. Create and maintain an atmosphere of warmth, personal interest, and positive emphasis as well as a calm environment throughout the facility.
18. Attend required in-services regarding various topics and Corporate Compliance.
19. Responsible for ordering supplies and shipping / receiving.
