THE ROLE : The VP of Land Acquisition is responsible for buying and pricing of all division assets. This will entail helping to establish the division strategy and leading the department to meet or exceed the Business Plan . In leading the acquisition team this individual will oversee the acquisition search, which includes complete underwriting, financial analysis and due diligence for each asset. The underwriting will entail thorough financial analysis, which will include pricing the product and presenting the deals to the senior leadership team. They will oversees and conduct the underwriting to meet financial hurdles and be accountable for the pricing of product through the final sale or closing. This individual will also oversee the disposition of all division assets through an in-house self-listing process.

DAY IN THE LIFE :

  • Develops local market intelligence of key markets, pricing trends, competition, opportunities for growth.
  • Assesses deals within the division "Buy Box" to determine feasibility.
  • Networks within markets including with other builders, developers, brokers, and landowners to maintain market awareness and optimized pricing and knowledge to ensure that TJH has first look of all sites coming to market.
  • Works closely with feasibility team to develop proforma and presentation to senior executive approval team.
  • Coordinates with legal, finance, and outside partners to oversee the land purchase and eventual disposition of the asset.
  • Conducts underwriting process ensuring all requirements are met or exceeded.
  • Works in partnership with Sales and Marketing on asset pricing throughout the entire lifecycle
  • Spends appropriate time in the market visiting asset opportunities.
  • Develops strategies and targets to meet divisional capital allocation and revenue goals.
  • Leverages key relationships and in-house market intelligence to find off-market opportunities.
  • Ability to work with all departments during deal underwriting, including purchasing, land development and finance and construction.
  • Provides in-depth analysis on real estate transitions using market data and comparable pricing.
  • Reviews library plan portfolio and works closely with land team to determine product and lot fit
  • Develops Business Plan in partnership with finance and division leadership.
  • Leads deal presentation to division operating team and corporate leadership.
  • Responsible for overseeing all in-house self-listing of Build opportunities and completed spec homes
  • Coordinates with land acquisition team, sub-contractors, consultants, real estate brokers, governing agencies, utility companies and other individuals and agencies relating to site evaluation
  • Works with in-house counsel to ensure risk mitigation during acquisition and disposition process
  • WHAT YOU'LL NEED :

  • Master's degree in asset management or related field
  • 10 years of experience in asset management or related field
  • Extensive leadership experience in asset management or related field
  • Experience leading other people leaders and larger teams comprised of both direct and indirect reports.
  • Proven effectiveness in conceiving and leading new and novel strategies and initiatives
