You will ensure that designs are complete, feasible, and aligned with city, owner, and tenant expectations. What You’ll do as VP of Preconstruction & Design:
- Direct and oversee preconstruction activities, including project planning and design management.
- Lead project handoff from development management to construction management.
- Oversee project designs, bid development, cost estimates, and construction schedules.
- Ensure schematics and designs align with city, owner, and tenant expectations while staying on schedule and within budget.
- Secure construction permits and qualify general contractors and subcontractors.
- Identify project risks and provide real-time feedback on proposed changes and associated costs.
- Maintain and update project hard costs to ensure accuracy and alignment with project goals.
- Hire, develop, and manage the preconstruction and design team, ensuring performance and professional growth.
- Contribute to strategic planning, direction, and goal-setting for the department.
- Establish departmental policies, practices, and procedures to enhance efficiency and effectiveness.
Our Ideal Candidate for VP of Preconstruction & Design:
- Bachelor’s degree in a relevant field.
- Minimum of 12 years of progressive experience in the construction industry.
- At least 6 years in a management capacity and 5 years in a preconstruction role.
- Strong leadership skills with the ability to motivate and develop a high-performing team.
- Ability to manage multiple design professionals, including architects, geotechnical engineers, civil engineers, and construction managers.
- Strong communication and influencing skills, with the ability to engage executive leadership.
- Experience leading cross-department project teams or company-wide initiatives.
- Proficiency in project scheduling, risk management, and cost estimation.
- Analytical mindset with attention to detail and problem-solving abilities.
