The Regional Property Manager is responsible for the oversight of daily property management operations for Thrive Property Group and its customers (together, “The Company”). Education and Qualifications

  • High school diploma required
  • Bachelor’s Degree preferred, or industry-specific designation

Job Responsibility Overview

  • Develop and Execute Business Strategy: Aid in developing and executing business and investment strategies focused on increasing the return on investment (ROI) for the company and its customers. Focused on the short, medium and long term success.
  • Budget and Financial Management: Responsible for creating and managing budgets for all assigned properties, including tracking income and expenses, handling financial records, and making financial projections.
  • Property Maintenance: Ensure that all assigned properties are well-maintained and in compliance with local regulations. This includes scheduling repairs and maintenance, coordinating cleaning and landscaping services, and overseeing any necessary renovations or upgrades.
  • Vendor Management: Negotiate, procure, and approve vendors for each region that meet the quality and price standards set forth by the Company. Inspect and ensure all vendor deliverables are completed at a high level.
  • Tenant Relations: Manage tenant relationships and ensure that all tenant needs are met, including addressing any complaints or concerns.
  • Owner Relations: Execute stabilization strategy based on owner's goals and communicate KPIs and other relevant information to owners.
  • Lease Management: Oversight and limited involvement in the process of screening and approving tenants, managing lease agreements, collecting rent payments, and enforcing lease terms.
  • Reporting and Communication: Prepare regular reports for the Company, including reports for property owners, tenants, and other staff members.
  • Property inspections: Perform regular inspections of the Company’s properties and units to ensure they are well-maintained and in compliance with tenant standards and state regulations.
  • Administrative Tasks: Perform various administrative tasks such as data entry, record keeping, and filing.
  • Marketing and Leasing: Oversight of marketing and leasing of the Company’s properties, which involves creating and posting listings, showing properties to prospective tenants, and negotiating lease agreements.
  • Investment Due Diligence: Prior to the Company’s purchase of any new investment property, perform due diligence to ensure success.
  • Safety and Security: Ensure all safety and security protocols are followed at all properties, including conducting regular safety inspections, managing security personnel, and implementing emergency response plans.
  • Legal Compliance: Ensure the Company is in compliance with all relevant laws and regulations, including fair housing laws, landlord-tenant laws, and local building codes.
  • Training and Certifications: Maintain all licenses and education required to remain compliant in operating a property management company.

Job Type: Full-time

Pay: $20.00 - $21.00 per hour

Schedule:

  • Monday to Friday
  • Overtime
  • Weekends as needed
