Position Overview: The facilities maintenance technician position is responsible for performing highly diversified duties to maintain and repair Thunder Spring HOA building components, interior and exterior, as well as facilities tools and equipment; independently and under the direct supervision of the Facilities Manager.
Essential Duties and Responsibilities:
· Perform minor repair of all buildings and equipment using a variety of skills related to the building trades. (Electrical, Mechanical, Plumbing, Landscaping, etc...)
· Perform routine mechanical and electrical inspections, troubleshooting, maintenance and repairs; test and replace circuits; troubleshoot and correct defective switches, receptacles, lighting, ballasts, motor controls, HVAC controls and sensors and other wiring; perform trouble-shooting to repair or replace pumps, motors, fans, ventilation equipment and air handlers; install and repair electrical, appliance and lighting circuits; assist emergency and specialty repairs and maintenance as requested with outside contractors.
· Perform plumbing repairs and maintenance; inspect and maintain domestic water systems and equipment, hot water tanks, water softeners, and valves; coordinate, repair and replace copper, iron, gas, hydronic heating and snow melt pipes and fittings; routine inspection and repair of sanitary sewer and storm drain systems, oil/water separators and cleanouts; respond to emergency calls for clogged drains and fittings, frozen and broken pipes, gas odors and gas leaks; maintenance, repair and replacement of interior plumbing fixtures such as faucets, valves, drain lines, toilets, garbage disposals, water softeners and heaters;
· Perform routine maintenance and repairs of hardscapes; pavers, stairs, concrete sidewalks, asphalt and concrete driveways and parking areas; snow removal in winter and assist outside contractors for large scale repairs and maintenance work.
· Perform duties associated with property landscaping; irrigation inspections, repairs and maintenance, sprinkler replacements, PVC and poly line repairs and new installations, programming and adjusting time clocks and annual winterization; hardscapes and decks; maintenance and installation of drainage systems; sod repair and replacement; maintenance and repair of water features including filters, pumps, motors and associated controls and fixtures.
· Read and interpret equipment manuals and work orders to perform required maintenance and service.
· Assure compliance with appropriate safety practices and procedures and with applicable Federal, State and local codes, regulations and requirements.
· Responsible for daily job work orders, and record maintenance.
· Complete daily equipment inspection log on assigned days.
· Rotating schedule for primary and secondary on-call for emergencies.
· Participate in training and seminars to enhance job knowledge as requested by Facilities Manager.
· Perform trash disposal services and recycling of materials.
· Perform other duties as assigned and maintain regular attendance.
Knowledge of:
· Trade tools, equipment, materials, methods and techniques used in skilled and general maintenance and repair involving, but not necessarily all of, the following: electrical, heating, ventilation and air conditioning, plumbing, carpentry, painting, appliance or automotive repair.
· Appropriate health and safety precautions and procedures.
· Proper methods of storing equipment, materials and supplies.
· Basic record-keeping techniques.
Ability to:
· Perform a wide variety of skilled apprentice-level work in the maintenance and repair of facilities and equipment.
· Effectively and safely operate a variety of assigned tools and equipment.
· Understand and follow oral and written directions.
· Communicate effectively both orally and in writing.
· Work independently with little direction.
· Meet schedules and time lines.
· Maintain routine records.
· Establish and maintain cooperative and effective working relationships with others.

· Perform physical labor in extreme environmental work conditions (heat, cold, heights and small spaces)
· Lift heavy objects.
Education and licensing:
· High school diploma/GED and completion of a craft apprenticeship, or an equivalent number of years of education and/or maintenance experience.
· Valid Idaho state driver’s license and insurance.
Job Type: Full-time
Pay: $20.00 - $25.00 per hour
