Job Description :
As the Superintendent for home demolition and reconstruction projects, you will manage all aspects of the reconstruction process, starting with the demolition of existing buildings and concluding with the finalization of new constructions. Your role will involve close collaboration with contractors, subcontractors, and various stakeholders to ensure that projects are carried out safely and on schedule. You will be responsible for overseeing all phases of construction, which includes directing, managing, and reporting on all activities related to the demolition and reconstruction of residential properties.
The Superintendent will also oversee field operations, ensuring that objectives are met through ongoing monitoring, tracking, and reporting. This includes comparing completed checklists with photos and reports, as well as conducting selective on-site inspections. Furthermore, the Superintendent will uphold TCG quality standards under the supervision of the Construction Manager.
Key Responsibilities :
- Job Site Management : Supervise detailed project plans provided by the Construction Manager, which outline the work scope and construction timeline, ensuring adherence to established deadlines.
- Contractor Oversight : Manage the performance of contractors and subcontractors, ensuring their work aligns with project specifications and standards.
- Site Specific Management : Oversee all construction activities, including the demolition of existing structures, site preparation, and the building of new homes, while ensuring compliance with local laws and project guidelines.
- Quality Control : Establish and enforce quality control protocols to ensure that workmanship, materials, and construction techniques meet or surpass established benchmarks.
- Schedule Management : Maintain and coordinate construction schedules, organizing, and sequencing tasks to facilitate on-time project delivery.
- Problem Solving : Actively identify and resolve issues that arise during construction, such as unexpected delays, design changes, and material shortages, and communicate these to the Construction Manager.
- Safety Management : Ensure compliance with safety regulations and industry standards in all construction activities, implementing measures to reduce safety risks and incidents.
- Documentation Management : Keep comprehensive and up-to-date project records, including plans, quality inspections, contracts, change orders, and other critical documentation.
- Performance Evaluation : Regularly assess the performance of contractors and subcontractors to ensure they meet project goals and quality standards.
