About the Role:
The Self-Perform Project Manager plays a vital role in the self-perform construction process, successfully delivering construction projects from start to finish and holds responsibility for ensuring self-perform construction projects are done safely, on schedule, and within budget.
Essential Responsibilities/Duties:
- Ensure that project safety measures are maintained at all times.
- Maintain and complete all project paperwork, permits, and licenses as necessary
- Work with the pre-construction team to understand project requirements & budgets.
- Assist the pre-construction team with the development of the overall project schedule.
- Manage the submittal, RFI, and change order processes during the construction phase.
- Purchase various subcontractor and supplier packages that are in line with the project budget including rental equipment.
- Regularly review estimated budgets versus actual costs to confirm a project’s profitability.
- Maintain regular site presence to assess progress and site or team needs.
- Coordinate work between project subcontractors.
- Lead weekly project meetings.
- Provide project updates on safety, budget, and schedule to the leadership team. Effectively close-out projects and compile operations & maintenance manuals.
Qualifications, Skills and Abilities Required:
- Secondary education (Associate’s or Bachelor’s) in construction management, or a related field.
- 10 years or more experience in construction project management, experience leading and planning self-perform projects
- Experience implementing OSHA regulations and other relevant safety standards in work and on job sites. OSHA 30 Certification desired and required upon hire.
- Proficient in Microsoft Office Suite, timekeeping systems, and construction project management software, Procore experience a plus.
- Professional and thorough verbal and written communication with the ability to interact effectively, negotiate, and motivate at all levels of the organization both interpersonally and in group settings.
- Proven ability to manage multiple tasks and prioritize effectively in a fast-paced environment. Ability to travel to all work site locations on a regular and consistent basis.
