Key Responsibilities
- Strategic Rent and Fee Management: Set competitive rental rates, deposits, and fees, and lead marketing efforts to drive occupancy and revenue growth across multiple properties.
- Lease Administration & Financial Oversight: Prepare and review rental agreements, renewals, and ensure timely collection of rents, deposits, and fees.
- Property Operations: Direct property maintenance and upkeep, manage budgets, and coordinate property improvements and reconditioning projects.
- Efficient Vacancy Management: Ensure smooth turnover processes by managing unit vacancies, deposit returns, and chargebacks, while monitoring timeliness of unit turnover.
- Vendor and Service Management: Oversee contracts for security, maintenance, groundskeeping, and other services to ensure properties are well-maintained.
- Owner Communication & Reporting: Provide owners with regular updates on occupancy, property condition, and financial performance; prepare reports on key metrics including occupancy rates, lease expirations, and financials.
- Team Leadership: Supervise and mentor assistant property managers, providing direction and support to ensure excellence in property operations.
- Eviction Process Management: Manage eviction processes in compliance with legal requirements, working closely with attorneys and owners as needed.
- Competitive Salary: Earn $65,000 - $75,000 per year, depending on experience.
