At TCM our strategy is grounded in utilizing industry specific platforms for property acquisition and development across multiple verticals to generate rental income, implement ancillary income streams, and capture long-term asset appreciation. Our primary portfolio platform is Middleton Meyers, which owns and operates 984 multi-family rental units in Charlotte, NC. At TCM, we are excited to be expanding into different real estate asset classessuch as Industrial Outdoor Storage, Single-Family rentals, and distressed asset third-party management opportunities.
Position Overview :
The Project Manager for Multifamily Unit Renovations oversees renovation projects from start to finish, ensuring they are completed on time, within budget, and to quality standards. This role manages subcontractors, vendors, and stakeholders while ensuring compliance with safety regulations and building codes.
Key Responsibilities :
- Project Planning & Coordination : Develop project timelines, budgets, and resource plans; coordinate with designers and engineers for design feasibility and compliance.
- Budget & Cost Management : Manage project budgets, track expenses, and ensure work stays within financial constraints. Approve invoices and identify cost-saving opportunities.
- Subcontractor & Vendor Management : Hire, negotiate contracts with, and supervise subcontractors. Ensure quality and timely execution of work.
- Project Oversight : Oversee all renovation phases, from demolition to final finishes, ensuring progress and safety compliance.
- Quality Control : Perform regular site inspections, address issues promptly, and ensure all work meets quality standards and passes inspections.
- Communication & Reporting : Maintain communication with clients and stakeholders, providing regular project updates. Track progress and ensure documentation is organized and compliant.
Qualifications :
Skills : Strong project management, leadership, and communication skills. Knowledge of building codes and safety regulations (OSHA). Proficiency in project management software.
