The Town of Berlin is seeking applicants for a 40 hour per week benefitted Building Maintenance Operator/Laborer position. Working under the direction of the Highway Superintendent/Facilities Director, the position is responsible for overseeing the indoor and outdoor maintenance, repair, and general upkeep of town buildings and facilities. High school degree or accredited trade school graduate plus experience painting, operating light equipment, handwork, knowledge of general construction procedures, or the equivalent combination of education and experience preferred. JOB DESCRIPTION:
Grade VI, Hourly
Position Purpose: Responsible for overseeing maintenance of town buildings and facilities including painting, landscaping and general upkeeping. Operates light motor equipment while performing maintenance and repair operations. Performs other manual labor tasks, as assigned, including mowing, weeding, and building repairs. Responds to seasonal weather-related emergencies as needed. Unloads and loads, and transports materials, tools, supplies, equipment and workers.
Essential Functions:

· Responsible for indoor and outdoor maintenance, repair and general upkeep of town buildings and facilities.
· Operates light motorized equipment.
· Performs labor on assigned operating equipment and other labor tasks, when not assigned.
· Responds to all seasonal weather-related emergencies as needed
· Unloads and loads, and transports materials, tools, supplies, equipment and workers.
· Moves furniture, paints, packing, and handles placement and storing of seasonal decorations.
· Performs other manual or physical work related to operating equipment assigned.
· Observes all safety precautions and regulations.
- Performs similar or related work as required, directed or as situation dictates.
Recommended Minimum Qualifications:
Education, Training and Experience:
High School degree or accredited trade school graduate plus experience painting, qualifying experience in the operation of light equipment, handwork, general construction procedures or the equivalent combination of education and experience.
Special Requirements/Licenses:
Massachusetts Driver’s License
Knowledge, Ability and Skill:
Knowledge: Working knowledge of general construction procedures. Working knowledge of the occupational hazards, precautions and procedures of the construction and handy-person repair. Must be able to comprehend instructions, both verbally and written, to complete simple to complex tasks related to various duties and departmental policies.
Ability: Ability to perform strenuous tasks requiring physical strength and agility for extended periods of time, often during adverse weather conditions. Ability to maintain a positive professional manner and communicate effectively and tactfully with staff and with the public during infrequent contacts. Ability to perform duties with consistent high quality of ethics. Ability to maintain a positive and professional appearance and attitude. Ability to operate light equipment such as mowers, power tools, and hand tools. Ability to operate office machines, such as telephones. Ability and willingness to respond to seasonal weather-related emergencies 24 hours daily.
Skill: Competency to operate various power tools, hand tools, and other machinery. Proficient handy-person repair skills. Effective written and verbal communication skills to convey information with immediate associates. Proficient organizational skills. Skill in labor duties.

Moderate physical effort is required for labor. While performing the duties, this position is required to spend long periods of time walking, sitting, standing, talking, hearing, using hands to finger, handle or feel. This position is required to stoop, kneel, crouch, crawl, reach with hand and arms, climb and balance on ladders. Vision and hearing are at or correctable to a normal range for close, distance, color, and peripheral vision. This position may occasionally lift more than 100 pounds and frequently lifts up to 60 pounds. This position may operate office equipment such as telephone, computer, copier, and fax machines.
Supervision:
Supervision Scope: Responsible for overseeing the indoor and outdoor maintenance, repair and general upkeep of town buildings and facilities. Performs various duties of a routine to complex nature following acceptable standards of quality and performance. Duties often require the exercise of judgement in operation of equipment, and in applying technical expertise using prescribed departmental procedures.
Supervision Received: This position works under the supervision of the Highway Superintendent and/or the Highway Foreman. Intermittent assignments may occur under which there is a general supervisor from the Highway Department. Supervision is received intermittent and the ability to work independently is expected.

Job Environment:
§ Work is performed inside and outside year-round. Work regularly occurs in varying weather conditions oftemperature extremes. There is frequent work near moving mechanical parts where there is a risk of electrical shock. The work environment is moderately loud. Work is in high and precarious places, and often the work is near equipment that vibrates. This position may be exposed to fumes or airborne particles. Work is subject to frequent fluctuations due to weather and emergencies. On-call availability is necessary.
§ Work requires frequent heavy physical effort.
§ The position regularly operates light equipment, various power tools and hand tools, snow blowers, and mowers. Operates office machines, such as telephone.
§ Errors could result in personal injury or loss, injuries to other employees, delays or loss of service, monetary loss, damage to buildings and/or equipment, and legal ramifications. Errors in certain conditions could jeopardize public safety.
