Facilities Maintenance Specialist - Public Services
JOB SUMMARY
The Facilities Maintenance Specialist is responsible for repairing, and maintaining Town buildings and facilities, and conducting minor construction and similar work for the Department of Public Services.
ESSENTIAL JOB FUNCTIONS:
Confers with Foremen regarding the job requirements and scheduling, reviews job requirements; estimated completion time and related costs
Inspects and maintains all municipal buildings and related grounds.
Troubleshoots maintenance problems involving electrical, structural, plumbing, and equipment repair or replacement.
Inspects work areas to determine the type of work required and materials and equipment to be used; Establishes or adjusts work procedures to meet schedules.
Orders supplies as necessary in accordance with department procedures
Advises the Foreman on all pertinent issues as necessary
Applies applicable safety practices in procedures to ensure safe operation of vehicles and equipment
Ensures that all equipment is maintained in a satisfactory condition.
Receives and responds to service requests and work orders
Conducts data entry and utilizes department approved software in order track service requests and work orders
Performs manual labor and operates departmental equipment as necessary
Executes emergency work procedures as necessary in accordance with department guidelines.
Interacts with the public on a daily basis
May assume the duties and responsibilities of the Forman in his absence
May be required to obtain and maintain professional certifications
Performs other duties as required
MINIMUM REQUIREMENTS TO PERFORM WORK:
High school diploma
Three (3) years prior work experience
Valid South Carolina Driver’s License
Or any equivalent combination of education, training and experience
Preferred CDL
KNOWLEDGE, SKILLS AND ABILITIES:
Skill in all phases of building construction and facility maintenance techniques and practices.
Ability to read and interpret construction plans, diagrams and blue prints.
Ability to establish effective working relationships with contractors and sub-contractors.
Ability to establish effective working relationships with co-workers
Ability to manage multiple tasks in a detailed and accurate manner
Ability to implement department policies and procedures including safety practices and techniques
Ability to deal with members of the public in a tactful manner
Ability to utilize department approved software for tracking service requests and work orders
Skill in all forms of verbal and written communication
Knowledge of electrical, structural, plumbing, and equipment repair techniques and practices
Knowledge of applicable state and federal laws and regulations pertaining to the Division
Knowledge of principles, practices and techniques of building and facility maintenance and repair
Knowledge of safety regulations pertaining to the work of the Division
Knowledge of office software (word processing and spread sheet applications)
PHYSICAL REQUIREMENTS:
The work requires some agility and physical strength, such as moving in or about construction sites or over rough terrain or standing or walking most of the work period. Occasionally, work may require lifting heavy objects and carrying them (up to 50 lbs.). There may be need to stretch and reach to retrieve materials. Employee must have adequate hearing and visual capability in order to perform this job safely. Usually, the work will require extended physical effort over a significant portion of the workday.
WORK ENVIRONMENT:
The work environment involves exposure to intermittent machine or related noise or a combination of unpleasant elements such as odors, chemical fumes, dust, smoke, heat, cold, oil, dirt or grease. Includes work under typical shop conditions or outdoor work. Work may involve occasional work at heights or in confined or cramped quarters, or work around machinery and its moving parts. Employee will be required to work beyond normal business hours in response to natural disasters, emergencies, Town special events or to attend evening meetings. The employee is on call in order to support Town efforts.
