Employee in this class is expected to perform any and all skilled duties relating to building/facility maintenance, vendor management, including a variety of tasks involving minor construction, repair and maintenance of public facilities following standard and prescribed procedures. Instructions are usually received daily and routine tasks are performed. Employee works independently and exercises independent judgment
- Performs skilled routine/preventative maintenance repairs which include but are not limited to: plastering, drywall repair and patching, painting, plumbing, carpentry, and other facility maintenance tasks.
- Drive truck to transport building materials, equipment, and employees on an as needed basis.
- Complete purchase order requisitions for necessary materials, keep records on equipment and materials and submit reports on projects.
- Closes-out completed work order requests, in a timely manner, & enters accurate time and work reports.
- Inspect work and provide reports regarding outside contractors. Participate in annual general building and structural inspection review.
- Functions as lead worker to contracted and/or temporary staff providing technical training and guidance in the more complex aspects of facility maintenance in a safe compliant manor.
- Works with outside contractors to ensure quality and completeness of work and inspect contractor's work-in-progress and informs contractor when specifications are not being adhered to according to contract.
- Works independently; schedules vendors to perform required tasks, ensure all work in progress is being performed safely, efficiently, and productively.
- Time spent is typically in office or the field reviewing scopes of work, attending pre-bid meetings, performing pre-bid site walkthroughs, and conducting vendor performance reviews.
- Plans projects, supplies cost analysis, including material and labor cost for projects.
- Conducts facility and equipment inspections, issues work orders, and follows up on completion of maintenance needs including preventative, routine, and emergency maintenance.
- As needed, assist the electrical bureau with street light surveillance, and perform traffic intersection preventative maintenance and repairs.
- Graduation from high school or GED equivalent.
- Minimum of (3) three years’ experience in general building/facility maintenance, construction, project and/or vendor management, including three (3) years’ experience directing the work of others required.
- Minimum of (3) three years of municipal experience is preferred.
- Must possess and maintain a valid Florida Driver's license
- Considerable knowledge of the methods material and techniques used in building maintenance, including rough and finish carpentry, plumbing, electrical, masonry, HVAC systems, etc.
- Considerable knowledge and skill in the use of power and hand tools. Knowledge of air conditioning, appliance repair, fire alarm, security and smoke detector systems.
- Ability to work independently and exercise independent judgement,
- Ability to act as a leader and understand safety measures and occupational hazards.
- Ability to analyze, solve problems, and render advice and assistance when required.
- Ability to interpret and work from specifications, sketches, drawings and blueprints.
- Ability to keep records and prepare reports.
- Ability to establish and maintain effective working relationships with associates, departmental officials, vendors and the general public, both in person and over the phone
