Position: Condominium Association Manager
Location: Kentucky Association District - Northern Kentucky
Pay Rate: $52,000 - $58,000 per year (based on experience and qualifications), plus annual bonus
Schedule: Monday - Friday 9am to 5pm, with scheduled after-hours Board meetings
Who you are:
- You have 1 year of COA/HOA management experience, plus an associate’s degree in a related field (CMCA preferred).
- You are assertive, confident, and have excellent communication skills.
- You use exceptional organizational and time-management skills to prioritize short and long-term tasks.
- You have a strong financial acumen, enabling you to prepare budgets and report on monthly financials.
- You understand the related procedures and decorum for Board meetings.
- You are computer literate including MS products: Word, Excel, and Outlook. (Yardi software knowledge preferred but not required).
- You understand that the customer experience is one of the most important aspects of your job.
- You have a valid driver’s license with a reliable vehicle and auto-insurance.
- You are willing to submit to a drug and background check if offered this position.
What you will do as an Association Manager:
- Assist the Boards in establishing short and long-term goals and preparation of the annual budget.
- Provide Boards with short and long-term plans for repairs, replacements, and preventative maintenance needs.
- Operate the managed assets within the fiscal guidelines of the Boards.
- Obtain bids for Board approvals, schedule work, monitor contracted services, and process vendor invoices.
- Inspect properties weekly for maintenance or landscaping needs, policy violations, and safety matters.
- Prepare violation and enforcement letters at the discretion of the Boards.
- Must complete the M-100 exam within 6 months of hire date.
