Towne Storage Management Co. is seeking a reliable, dedicated Live On-Site Manager for our Heber City location. This full-time position offers a three-bedroom apartment with utilities paid, hourly compensation, plus quarterly performance bonuses. Job Summary:
As the Site Manager, you will be the first point of contact for customers. You will oversee the daily operations of the site, including revenue management, occupancy, sales, customer service, and facility maintenance. Successful performance will require strong organizational skills, attention to detail, and a focus on meeting company standards.
Key Responsibilities:
- Greet and assist customers promptly, both in person and over the phone.
- Show available units to prospective customers and handle the leasing process.
- Collect payments and process financial transactions accurately.
- Promote and sell storage products and services to customers.
- Maintain the cleanliness and orderliness of the facility, including the office, grounds, and storage units.
- Perform daily inspections, including lock checks and overseeing any work performed by contractors.
- Conduct snow removal and de-icing of sidewalks, driveways, and facility grounds to ensure safety and accessibility.
- Prepare and submit required reports (weekly, monthly, quarterly) and maintain accurate customer records.
- Manage merchandise inventory and ensure timely and accurate payment processing.
- Balance daily deposits and cash drawer.
- Make delinquent payment calls to customers and follow up as needed.
- Ensure compliance with local self-storage lien laws and maintain a valid driver’s license.
- Assist at other properties when needed and complete other assigned tasks as required.
Qualifications:
- Education/Experience: High school diploma or GED required; related experience or training is a plus. Experience with snow removal equipment and techniques is preferred. College education is an advantage but not required.
- Skills: Strong communication skills, both written and verbal. Basic math skills for handling payments, rent calculations, and inventory management.
- Physical Demands: Ability to stand, walk, lift up to 50 lbs., and perform tasks in varying weather conditions. Must be able to climb, stoop, bend, and reach as needed. Experience using snow plows, snow blowers, shovels, and de-icing equipment is beneficial.
- Work Environment: Split between office and outdoor tasks. Occasional exposure to extreme weather conditions. Moderate noise level.
