The qualified Director of Construction has at least 10 years of comprehensive project and construction management experience and is a raving fan of the Trader Joe's concept. A Bachelor's Degree in Construction Management is strongly preferred. This role is based on-site in our office in Boston, MA.
The Director of Construction's primary responsibility is to manage multiple construction projects throughout the chain of Trader Joe's Neighborhood Grocery stores working both within the context of opening new stores as well as within stores currently open and conducting business.
The Director of Construction is responsible for:
- Provide construction management duties for multiple new stores, relocations,expansions and special projects per year, and assist the Real Estate group in assessing new site feasibility
- Accountable for design, budgeting, construction of new stores, relocations, expansions, and special projects
- Collaborate with internal leasing team to review and negotiate Exhibit "C" lease language for Landlord work, directly with Landlords
- Retain and instruct architects, experts, engineers and general contractors
- Prepare basic fixtures plans and oversee architect in preparing construction documents
- Review construction documents for accuracy and coordinate with project partners
- Coordinate designs and scopes of work with store operations and obtain internal approvals
- Supervise application process for all permits and approvals
- Coordinate landlord and landlord general contractor in construction of lease required items being performed for/on Trader Joe's behalf
- Establish construction timetables and communicate with appropriate parties
- Compose budgets for all new store, relocation, expansion and special projects
- Obtain, negotiate, and accept construction bids and drive the entire build-out process
- Visit job sites on an as needed basis during construction to ensure on time completion, budget cost control, accuracy and quality of work
- Coordinate store handover to operations and rectification of punch list items
- Accountable for on-time, accurate and cost-conscious completion of other construction-related projects such as parking lot reconfiguration and refrigeration replacements
- Review, authorize, and submit payments from contractors
- Track costs for projects and provide regular status and financial reports
- Ensure construction-related lease requirements and deadlines are met
- Manage projects utilizing company's project management platform
