Production Homes, Signature Homes (Specs) & Land Leader.

This position oversees all aspects of home and land sales and is responsible for revenue targets and growth objectives. Responsibilities include successfully executing sales strategies and tactics while fulfilling the role of producing sales manager. As a performing salesperson, you will learn, accomplish, and perfect sales activities and results. With your consistent sales history established, you will develop the sales and marketing team to accomplish company revenue goals. The Manager role includes providing strategic leadership to the company and sales team members to optimize revenue, profit margin and market share. Duties will include building internal and external relationships and understanding customer/market trends. This position requires a desire to own your projects, to drive results, exceed expectations and find solutions and results within a rapidly changing environment.

Deliver exceptional customer solutions while representing the full variety of Trailside services and products. Preparing communities and spec homes for sale requires a steady and consistent effort while simultaneously managing current client and leads to meet quarterly goals.

Organize and prioritize work while expecting and driving efficient time management from our team in meeting deadlines and meeting schedules.

You’ll collaborate with company leadership on strategy and project development, as well as accomplishing day-to-day operations, while delivering consistent sales results. The Sales Director will lead day-to-day assignments related to sales initiatives for custom home business development and various communities developed by the company.

Direct Sales

-Oversee or perform day-to-day sales activities. With support from CEO, marketing manager and construction leaders, consistently close retail land, move-in ready and presale home products meeting quarterly goals.

-Develop and maintain close relationships with key Broker and consumer groups.

-Coordinate transactions from mutual acceptance through closing.

-Maintain strong customer relationships after closing.

-Understand, plan and pivot based on the competitive environment and market trends.

-Represent client interests to ensure the highest level of customer service through the design and build process.

-Effectively communicate the company's value propositions, processes, and competitive advantages.

-Maintain sales volume, product mix and selling price by keeping current with supply and demand, changing trends, economic indicators and competitors.

-Manage and maintain all company assets including sales tools, and field tools (model homes, trails, lodge, pools, construction office, marketing office, etc).

Lead Sales Team

-Lead product line support people (Production Homes, Signature Homes, Land)

-Fill roles if not filled

-Lead, manage, accountability

-Need Satisfaction sales methodology

-Responsible for results, reviews, team development and growth

Sales Manager & Executive Team Contributions and Leadership

-Contribute to company revenue goals by meeting timely sales goals

-Support and collaborate with Operations to achieve closing ratios and customer buy in

-Works with CEO and CFO on pricing, incentives, manage homesite releases, margins and expected absorption.

-Interface with finance, accounting, sales, and marketing to provide needed information and timely reporting

-Collaborate with other members of leadership in the selection or design of land and finished product. Bring an in-depth understanding of markets, up-to-date consumer preferences and the competition to the discussion.

-Produce and oversee an operating budget for all aspects related to the sales department.

-Develop and maintains current knowledge of competitor policies, programs, pricing and products, as well as sub-market health and economic influences.

Reporting, Administration

-Develop, improve, and provide sales reporting.

-Manage all administrative aspects of the Sales Department.

-Serve as the voice of the customer.

-Drive the successful implementation and adoption of automation platforms.

-Ensure compliance with legal regulations, sales policies, internal control procedures and practices.

Team, Resource Management & Leadership

-Recruit, hire, evaluate, train, develop and retain a productive and highly engaged Sales Team.

-Team development including ongoing training, coaching, and increasing adoption of systems and procedures.

-Perform quarterly and annual performance evaluations for direct reports. Recommend changes in positions, salary and bonuses.

-Ability to manage multiple projects, scarce resources, and work on tight deadlines

-Proven success in development of momentum, order, and efficiency in a fast-paced, high-growth environment

-Competent with Microsoft Office Suite, Salesforce.com and ability to learn build and construction software

Experience

-Bachelor’s degree required with focus on Sales, General Business, or a related field preferred

- Minimum 4 years’ experience in homebuilding industry.

- Solid knowledge of entrepreneurial environments and leading cultural change to drive performance

- History of working in growth environments with limited personnel resources.

- Leadership, coaching, and development of sales teams.

Job Type: Full-time

Pay: $70,000.00 - $250,000.00 per year
