Job Summary:
Title Company in Havre, Montana seeks a Title Assistant who will help manage a pipeline of real estate transactions from order opened through closing. Friendly, close-knit team environment. The most critical responsibility will be coordinating and communicating with clients, real estate agents, lenders, attorneys and other title professionals to ensure a smooth transaction. Additional responsibilities will include:
Key Responsibilities:
- Conduct Title Searches: Properly examines and interprets a chain of title, recognizes problems disclosed by examination of instruments, taking action if authorized or refers to advisory personnel. Interprets legal descriptions. Interprets examination of court proceedings, i.e., quiet title actions, probates, and decrees of dissolution.
- Examine Legal Documents: Review legal documents such as deeds, mortgages, trust agreements, and contracts to ensure they are complete, accurate, and enforceable.
- Clear Title Issues: Identify and resolve any title defects, discrepancies, or claims that may affect property ownership or delay the closing process.
- Prepare Title Reports: Assisting in the preparation and delivery of title insurance policies
- Maintain Compliance: Stay up-to-date on relevant real estate laws, regulations, and procedures to ensure compliance in all title-related activities.
- Coordinate Closings: Work closely with attorneys, real estate agents, lenders, and escrow officers to facilitate a smooth closing process.
- Customer Service: Provide excellent service to clients by addressing their questions, concerns, and requests related to title matters.
Qualifications:
- High school diploma or GED required; Bachelor's degree in Real Estate, Business, or a related field preferred.
- Strong knowledge of property laws, title insurance, and real estate transactions.
- Proficiency with title software and public records databases.
- Excellent attention to detail and analytical skills.
- Strong communication and customer service skills.
- Ability to work independently and manage multiple tasks in a fast-paced environment.
