The leasing manager plays an integrate role in the community by supporting and overseeing all aspects of the leasing team and its daily operations. This position recruits, trains and manages the leasing team and directs the sales efforts of the community by utilizing the marketing management plan and monthly action plan. The position is also responsible for providing exceptional service to the community residents and future residents. This individual must provide the community with value and quality by assessing the needs of the clients and assisting and providing a solution that not only coincides with the goals of the community but is beneficial for all concerned parties.
Responsibilities:
- Keeping a high level of service in mind with every task while resolving conflict to benefit all concerned parties.
- Mentoring, motivating and encourage team as well as new leasing consultants.
- Provide feedback and train on deficiencies of team members.
- Provide weekly/daily leasing goals (this can be based on the monthly plan or the Marketing Plan) with Property Manager.
- Communicate company procedures to leasing team to ensure that deadlines and goals are met regarding application paperwork, and lease documentation. Train leasing team on On-Line leasing guidelines.
- Vigilant tracking of market trends and implementation of said tracking through outreach and market surveys.
- Supervise all lease applications, assist with application verification, and notify prospective resident of results in a timely manner.
- Strive for a 30% conversion ratio of tours to new leases through effective selling and follow through skills.
- Immediately follow-up on prospects that did not close and attempt to close sale again. If unable to help prospect, refer them to a sister community to meet prospect’s needs.
- Double-close on all traffic when available.
