About the position...
The Commercial Estimator will be primarily responsible for the planning and developing of material, labor, and subcontract budgets for commercial related construction projects which include flex warehouses, medical, fit outs, etc. The Estimator will provide strategic input to key project stakeholders, including Senior Management, Partners, Clients, Project Managers, etc. This individual should be well versed in modern construction methods/means and will be keenly in tune with current market trends.
- Develop high-level cost estimates from concepts, plans, and specs and design-build for commercial construction.
- Build and maintain a historical pricing database of key components and materials.
- Utilize Bluebeam and other software tools to create and manage takeoffs.
- Collaborate with Project Managers and key project stakeholders to strategically plan project budgets.
- Construct detailed bills-of-material and purchasing documents using takeoff/bidding and CM software.
- Manage multiple estimating assignments simultaneously to meet project planning milestones.
- Prepare Invitations to Bid (ITB’s) with clear scopes of work and distribute them to potential bidders
- Review bids against ITB’s and Phase Specifications to ensure compliance.
- Initiate price and/or term negotiation as necessary to meet project strategy and budget goals.
- Build and maintain long-term relationships with key vendors.
- Complete bid comparison reports and recommend contract awarding for materials and services.
- Consolidate received quotes and bids into detailed, comprehensive construction budgets.
- Coordinate with architects, engineers, designers, property management and key project stakeholders to develop and finalize construction plans.
