What are the responsibilities and job description for the Lead Residential Maintenance Technician - Enclave (Harrisburg) position at TRIPLE CROWN CORPORATION, INC?
The Lead Maintenance Technician is responsible for the overall maintenance of Triple Crown Corporation properties, in support of the company’s growth initiatives, as outlined in its strategic business plan.
Maintenance
- Effectively communicate with the Property Manager – keeping the PM up to date on major repairs, turnover
status, etc. - Lead all necessary maintenance projects and maintenance staff.
- Perform light electrical repairs.
- Perform light plumbing work.
- Repair broken glass, tile, carpet, screens, garbage disposals, fixtures, appliances, etc.
- Perform basic pool maintenance.
- Painting of interior and exterior.
- Perform carpentry work.
- Perform limited extermination service.
- Occasionally shovel snow and chip ice.
- Assist other properties when needed.
- Responsible for preparing apartments prior to resident occupancy.
- Knowledge of water and gas meter shutoffs, all unit and fixture shutoffs, and sewer clean outs.
- Maintain log of all shutoffs and sewer clean outs.
- Responsible for stock control and utilization of maintenance materials.
- Perform the maintenance functions of their direct report(s).
Leadership
- Responsible for scheduling maintenance projects and day-to-day duties of staff.
- Act as a mentor and leader to maintenance staff.
- Responsible for processing invoices for supplies and work completed.
- Complete QAC Reports when required.
- Assign work orders to be completed within 48 hours.
- Schedule contractors when necessary and manage job to completion.
- Maintain shop to always ensure tidiness and organization.
- Responsible for overseeing proper preventative maintenance procedures twice per year.
Additional Responsibilities
- Participate in an on-call emergency schedule for evening, weekend, and holiday coverage.
- Must be available for on-call coverage as scheduled.
Safety
- Ensure that residents are provided with a clean, safe, well-maintained community.
- Report all accidents and emergency situations to the Property Manager immediately and work with him/her to prepare proper reports.
- Adhere to all maintenance and directives as per the Safety Manual.
